Job Description: Quantity Surveyor (High-Rise Project)

Reporting to: Senior Quantity Surveyor / Commercial Manager
Role Objective
The Quantity Surveyor will be responsible for the day-to-day commercial and contractual tasks of a high-rise construction project. This involves accurate measurement, cost monitoring, and assisting in the procurement of sub-contractors to ensure the project remains within budget while meeting Dubai’s stringent building standards.
Key Responsibilities
- Measurement & BoQ: Perform accurate "take-offs" from drawings and BIM models to prepare or verify Bills of Quantities (BoQ) for high-rise elements (structural, facade, and MEP).
- Progress Valuation: Conduct regular site visits to verify the actual work completed on-site against sub-contractor payment applications.
- Sub-contractor Management: Assist in the evaluation of tenders, preparation of comparison sheets, and processing of monthly progress certificates for various trades.
- Cost Monitoring: Update the project cost tracker and assist the Senior QS in preparing monthly Cost Value Reconciliations (CVRs).
- Variation Orders: Identify deviations from the original scope, measure the changes, and assist in the pricing of Variation Orders (VOs).
- Documentation: Maintain a meticulous record of all site correspondence, site instructions (SIs), and Request for Information (RFIs) that have financial implications.
- Final Accounts: Assist in the gathering of documentation required for the timely settlement of final accounts with sub-contractors and suppliers.
Required Qualifications & Experience
- Education: Bachelor’s Degree in Quantity Surveying or Civil Engineering.
- Experience:
- 5–8 years of experience in Quantity Surveying.
- Minimum of 2–3 years of experience in the UAE/GCC market is essential.
- Previous experience on high-rise or vertical construction projects is highly preferred.
- Technical Skills:
- High proficiency in AutoCAD and MS Excel.
- Experience with measurement software like CostX, PlanSwift, or Bluebeam.
- Familiarity with FIDIC forms of contract.
- Knowledge: Understanding of NRM2 or POMI (Principles of Measurement International) standards.
