Quantity Surveyor (High-End Villa Projects)

About the Role

Omran Al Khaleej Trading & Contracting Company is seeking a highly skilled and detail-oriented Senior Quantity Surveyor to join our growing team. The ideal candidate will have extensive experience in managing the commercial aspects of high-end residential projects, specifically villas and private estates.

We are looking for an Arab National professional with a minimum of 5–10 years of experience who can hit the ground running, manage subcontractor relationships effectively, and ensure our villa projects are delivered within budget without compromising on the luxury quality our clients expect.

Key Responsibilities

• Cost Management: Prepare feasibility studies, budget estimates, and cost plans specifically for villa construction and luxury finishing.
• Tendering: Manage the tendering process, including preparing Bills of Quantities (BOQ), analyzing incoming tenders, and providing recommendations.
• Subcontractor Management: Source, negotiate, and manage specialized subcontractors for civil, MEP, and high-end finishing works.
• Valuations & Variations: Conduct site measurements, prepare monthly progress valuations, and manage variation orders with a keen eye for detail.
• Contract Administration: Administer contracts (FIDIC or similar) and ensure all commercial terms are adhered to by all parties.
• Reporting: Provide regular financial reports to management, highlighting project profitability, cash flow, and potential financial risks.
• Final Accounts: Prepare and negotiate final accounts with clients and subcontractors to ensure smooth project closeouts.

Requirements & Qualifications

• Nationality: Arab National (Native Arabic speaker with professional English proficiency).
• Experience: Minimum 5–10 years of proven experience as a Quantity Surveyor in the construction industry.
• Project Expertise: Deep experience in Villas/Residential projects is mandatory. Experience with high-end finishing (marbles, specialized joinery, etc.) is highly preferred.
• Education: Bachelor’s degree in Quantity Surveying, Civil Engineering, or a related field.
• Software Skills: Proficient in AutoCAD, MS Excel, and specialized QS software (e.g., Candy, CostX, or PlanSwift).
• Knowledge: Strong understanding of Qatar construction laws, local market rates, and standard methods of measurement (POMI or SMM7).
