Quantity Surveyor (QS) – Civil

We are seeking a highly experienced and detail-oriented Quantity Surveyor (Civil) to join our team for a major civil construction project in the Dubai.

Key Requirements:

  • Bachelor’s Degree in Civil Engineering or Quantity Surveying
  • Minimum 3 years of experience in civil construction projects
  • Strong knowledge of contract administration and commercial management
  • Experience in infrastructure or large-scale industrial projects preferred
  • Strong analytical, negotiation, and documentation skills
  • Ability to manage multiple tasks under pressure and meet deadlines
  • Good communication and stakeholder coordination skills

Key Responsibilities

1. Progress Monitoring & Reporting

  • Monitor daily site progress against approved schedules and milestones
  • Prepare daily, weekly, and monthly progress reports
  • Identify delays, risks, and bottlenecks and propose corrective actions
  • Coordinate with site teams to ensure timely execution of activities

2. Payment Applications & Financial Control

  • Prepare and submit interim and final payment applications with supporting documentation
  • Verify quantities, invoices, and payment certifications
  • Track receivables and follow up on outstanding payments
  • Assist in cost reconciliation and financial reporting

3. Variations & Claims Management

  • Identify, price, and manage variations/change orders
  • Prepare detailed cost breakdowns and justifications for additional works
  • Evaluate subcontractor variation claims and negotiate settlements
  • Assist in Extension of Time (EOT) and contractual claims preparation
  • Prepare and submit contractual notices in accordance with contract requirements

4. Contract Administration

  • Maintain accurate records of correspondence, approvals, and documentation
  • Ensure compliance with contractual obligations and project specifications
  • Support contract interpretation and dispute resolution when required

5. Cost Control & Budget Management

  • Monitor project budgets and expenditures
  • Track committed costs and forecast future spending
  • Prepare cash flow forecasts and cost reports
  • Identify cost-saving opportunities and efficiency improvements
  • Ensure delivery within approved financial targets

6. Procurement & Subcontract Management

  • Assist in procurement and tendering processes
  • Evaluate bids and recommend subcontractor/supplier selection
  • Manage subcontract agreements and performance
  • Monitor progress, quality, and payment schedules
  • Maintain strong relationships with vendors and partners

7. Documentation & Coordination

  • Maintain project documentation and logs
  • Coordinate meetings and prepare minutes of meetings
  • Support communication between engineers, consultants, clients, and contractors
  • Assist with project close-out documentation and final accounts
