Quantity Surveyor (QS) Manager – Interior Fit-Out & Renovation

Job Description

We are a growing interior fit-out, residential and office renovation company based in Dubai, handling apartments, villas, and commercial office projects.

We are looking for a Quantity Surveyor (QS) with strong hands-on experience in fit-out and renovation works.

The ideal candidate should be well-versed in cost control, BOQs, variations, subcontractor payments, and final accounts, and able to work closely with project and site teams.

Key Responsibilities

Pre-Contract & Estimation

• Prepare detailed BOQs and cost estimates for residential and office renovation projects.
• Take accurate quantities from drawings, layouts, and site surveys.
• Prepare trade-wise cost breakdowns (civil, MEP, joinery, gypsum, flooring, ceiling, finishes).
• Identify scope gaps, assumptions, exclusions, and commercial risks before quotation submission.
• Support management with value engineering and cost-saving proposals.

Contract & Variation Management

• Review contracts, LOIs, and work orders focusing on commercial terms.
• Prepare and submit variation quotations with proper measurement and justification.
• Maintain variation logs and ensure approval before execution where possible.
• Protect company margins through proper change control.

Cost Control & Project Monitoring

• Set up and monitor project budgets against awarded contract values.
• Track material, labour, and subcontract costs.
• Prepare monthly cost reports and forecasts.
• Identify cost overruns early and recommend corrective actions.

Payments & Subcontract Management

• Prepare client interim payment applications based on actual progress.
• Review and certify subcontractor and supplier payment claims.
• Ensure payments are aligned with progress, retention, and contract terms.
• Assist in subcontract final account closure.

Final Accounts & Close-Out

• Prepare and negotiate final accounts with clients and consultants.
• Ensure all approved variations are included.
• Support release of retention and project commercial close-out.

Coordination & Reporting

• Coordinate with Project Managers, Site Engineers, Procurement, and Finance teams.
• Attend internal and client meetings as required.
• Provide regular commercial updates to management.

Requirements

• Minimum 3–5 years experience in interior fit-out / renovation projects (UAE or GCC preferred).
• Strong knowledge of BOQs, cost control, variations, and final accounts.
• Experience in residential apartments, villas, and office fit-outs.
• Ability to work independently and manage multiple projects.
• Proficiency in Excel and basic cost reporting tools.
• Good communication and coordination skills.
• Must be on Husband / Spouse Visa (mandatory).

Preferred (Added Advantage)

• Experience working with fit-out contractors in Dubai.
• Knowledge of local suppliers, subcontractors, and market rates.
• Immediate or short notice availability.

Job Type: Full-time

Pay: AED3,000.00 - AED3,500.00 per month

Ability to commute/relocate:

• Dubai: Reliably commute or planning to relocate before starting work (Preferred)
