Real Estate Documentation & DLD Coordinator

The Real Estate Documentation & DLD Coordinator is responsible for managing all documentation, registrations, and regulatory compliance related to real estate transactions in Dubai. The role involves coordination with Dubai Land Department (DLD), RERA, trustee offices, escrow agents, and legal parties to ensure smooth property transactions, registrations, and compliance with UAE real estate laws.

Key Responsibilities1. Dubai Land Department (DLD) & Regulatory Liaison

  • Manage all documentation and compliance matters with Dubai Land Department (DLD).
  • Coordinate with RERA, escrow agents, and trustee offices for property transactions.
  • Ensure all transactions comply with UAE real estate laws and regulations.
  • Handle approvals, registrations, and documentation submissions through DLD systems.

2. Documentation & Registration

  • Prepare, review, and finalize Title Deeds for property ownership transfer.
  • Handle Oqood registration for off-plan properties.
  • Coordinate trustee services for property transfer, mortgage registration, and settlements.
  • Prepare Deed of Transfer and manage ownership transfer documentation.
  • Prepare Deed of Adherence for shareholders, investors, and stakeholders.
  • Draft and notarize Power of Attorney (POA) for property and financial transactions.
  • Issue Certificate of Purchase for buyers and investors.

3. Agreements & Contracts

  • Draft and review Sales & Purchase Agreements (SPA).
  • Prepare Reservation Agreements for property bookings and deposits.
  • Draft Brokerage Agreements outlining commissions and responsibilities.
  • Prepare Rental and Lease Agreements in compliance with RERA regulations.
  • Draft and coordinate Joint Venture (JV) Agreements for real estate development or investment projects.
  • Assist in litigation support and dispute resolution by preparing legal and supporting documentation.

4. Advanced Tools & Technology

  • Use AI-powered document automation tools for drafting and reviewing agreements.
  • Manage digital contract management systems for tracking renewals, obligations, and compliance deadlines.
  • Maintain digital records of all contracts, registrations, and legal documents.

Requirements

  • Experience in Dubai real estate documentation and DLD procedures.
  • Knowledge of Oqood, Trustee offices, Title Deed transfer, and RERA regulations.
  • Experience in drafting real estate agreements and legal documents.
  • Strong knowledge of UAE real estate laws and procedures.
  • Good communication and coordination skills.
  • Proficiency in Microsoft Office and document management systems.
