Job Description: Real Estate Manager – Portfolio $30–40 Million

Position Overview:

We are seeking an experienced and results-driven Real Estate Manager with 7–8 years of proven success in managing diverse real estate assets valued between $30–40 million. The ideal candidate will possess strong operational, financial, and strategic skills, with a core focus on network building, stakeholder engagement, and business development within the real estate sector.

Key Responsibilities:Portfolio Management

  • Oversee a real estate portfolio valued at $30–40 million, including residential, commercial, and mixed-use properties.
  • Ensure optimal asset performance, occupancy, and ROI through proactive leasing, maintenance, and capital improvement strategies.
  • Conduct regular market analysis to assess risks, opportunities, and asset positioning.

Network Development & Relationship Management

  • Build and maintain a strong network of investors, property owners, developers, brokers, agents, and local government officials.
  • Act as the primary liaison between stakeholders, ensuring clear communication and mutually beneficial outcomes.
  • Attend and represent the company at industry events, networking functions, and real estate forums to expand connections and business opportunities.
  • Leverage professional relationships to source new deals, partnerships, and investment opportunities.

Business Development

  • Identify and pursue new investment and acquisition opportunities aligned with company goals.
  • Collaborate with legal, finance, and project management teams during due diligence and negotiations.
  • Develop strategic partnerships to support long-term growth.

Financial Oversight

  • Prepare and manage budgets, forecasts, and financial reports related to portfolio performance.
  • Monitor rent collections, lease agreements, and capital expenditure plans.

Team & Vendor Coordination

  • Supervise on-site property management teams, vendors, and service providers to ensure high-quality service delivery.
  • Negotiate contracts and service agreements to improve cost-efficiency.

Qualifications:

  • Bachelor’s degree in Real Estate, Business, Finance, or related field. (Master’s degree preferred.)
  • 7–8 years of experience in real estate asset or property management.
  • Proven ability to manage portfolios of $30M–$40M+.
  • Strong professional network within the real estate and investment sectors.
  • Excellent negotiation, communication, and leadership skills.
  • Proficient in real estate software and financial modeling.
