Job Title and Reporting: Real Estate Manager, reporting to the Sr. Director of Real Estate

Annual Base Salary: $100,000–$125,000/Bonus Eligible

FLSA Status: Salaried/Exempt/Full-time

Location(s): Phoenix, Arizona (Hybrid)

Position Overview. We are hiring a Real Estate Manager to source, evaluate, and secure sites that fuel Black Rock's growth. You will build and manage a market pipeline, analyze trade areas and competition, develop sales potential and preliminary pro formas, and lead LOI and business-term negotiations in partnership with Legal. You will drive due diligence and entitlements (survey, environmental, title, zoning, access/egress, utilities), coordinate brokers and third parties, and collaborate cross-functionally to hand off complete, approved site packages on schedule. The right candidate blends field hustle with disciplined analysis, communicates clearly with executives and municipalities, and meets quarterly/annual opening targets through planning, risk management, and follow-through. Frequent travel to priority markets required.

Services and Duties. As the Real Estate Manager, you will source, evaluate, and secure best-fit sites to support Black Rock's growth. Your essential duties and key responsibilities include, but are not limited to:

  • Proactively identifies, canvases, and qualifies new store sites in priority markets through broker networks, data tools, and field surveys.
  • Maps trade areas and analyzes competition, traffic, demographics, and potential cannibalization to recommend market plans internally to the Real Estate Committee.
  • Evaluates sites with trade-area reviews, preliminary sales forecasts, landlord/tenant work scopes, and high-level pro formas in partnership with Finance.
  • Drafts, negotiates, and finalizes letters of intent and key business terms, partners with Legal on definitive lease or purchase documents.
  • Leads due diligence (survey, environmental, title, zoning, access/egress, utilities), coordinates third parties, and manages entitlement timelines.
  • Collaborates internally on-site layouts, drive-thru stacking, parking counts, signage, and critical-path milestones; hand off complete site packages.
  • Represents the Company with landlords, brokers, developers, and municipalities; prepares materials and presents to the Real Estate Committee.
  • Maintains the real estate pipeline system, tracking options, expirations, rent commencements, and other critical dates with high data accuracy.
  • Manages timelines and budgets to hit quarterly and annual opening targets, surface risks early with mitigation plans.
  • Ensures each site meets access, visibility, signage, parking, and drive-thru standards consistent with the brand and guest experience.
  • Black Rock Coffee Bar reserves the right to add or modify duties and responsibilities at any time and at its sole discretion.

Work Environment. This role operates in office and field settings with frequent travel for site tours, broker meetings, and municipal proceedings. You must be able to work in the following conditions and perform the following tasks:

  • On-site work at raw land, redevelopments, and active construction areas in varying weather conditions.
  • Extended periods of computer, phone, and video work for mapping, analysis, and negotiations.
  • Effective verbal and written communication skills for meetings, presentations, and correspondence.
  • Ability to attend, lead, and actively participate in meetings, events, and presentations.
  • Mobility to navigate office spaces and external worksites as necessary.
  • Manual dexterity to operate office equipment and complete essential job functions.
  • Visual acuity to review and analyze reports, documents, and data.
  • Auditory ability to engage in discussions and meetings effectively.
  • Ability to lift and carry objects weighing up to 15 pounds.
  • Travel required, including aircraft and motor vehicle, to support business needs.

Skills and Competencies. To excel in this role, you should bring a mix of field execution, analytical rigor, and negotiation strength, including: • 5+ years in multi-site retail or restaurant real estate.

  • Strong site selection skills: trade-area mapping, co-tenancy and competition review, access/visibility, drive-thru and parking evaluations.
  • Cross-functional partnership with Construction/Development, Operations, Finance, and Legal.
  • Broker, landlord, and consultant management with deadline and deliverable control.
  • Clear executive communication and municipal presentation skills.
  • Pipeline and project management with critical date tracking and on-time approvals.
  • High integrity, documentation rigor, and follow-through.
  • Effective in both independent and cross-functional team environments.
  • Strong problem-solving, documentation, and communication skills.

Success Indicators. Success in this role is demonstrated through disciplined site selection, timely deal execution, and strong cross-functional handoffs. Indicators include:

  • A consistent, qualified pipeline of sites aligned to market growth plans.
  • Letters of Intent and lease agreements executed on schedule and within approved business parameters.
  • Risks identified early during due diligence with clear mitigation plans.
  • Sites handed off to Development and Construction with complete, accurate documentation.
  • Internal partners report confidence in site quality, financial assumptions, and timelines.
  • Positive, professional relationships maintained with brokers, landlords, and municipalities.
