Rotating Property Manager (Granite Lena Park)

WinnCompanies is searching for a Rotating Property Manager who will support multiple affordable housing properties in Dorchester, MA.

In this role, you will be working at different sites within a designated region and as assigned to manage, market and maintain the apartment community and its residents and staff, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements.

Please note that the pay range for this position is $32.98 to $42.24 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 5:00 PM.

Responsibilities:
  • Collaborate with senior management to establish appropriate rent levels.
  • Review rent schedules.
  • Oversee preparation and submittal of rent increases and renewals.
  • Lead the property team to maintain optimum level of occupancy.
  • Process timely and accurate move-ins, move-outs, recertifications and renewals.
  • Approve rental applications adhering to property standards and all appropriate agency standards.
  • Follow company marketing policies and reporting requirements
  • Provide oversight of property tenant files.
  • Ensure that the site(s) maintain compliance with applicable state and federal program regulations.
  • Ensure the property and grounds are well maintained.
  • Direct maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents and injuries in accordance with company policy.
  • Resolve Resident issues and conflicts timely and in accordance with site guidelines
  • Prepare the property’s annual budget for approval by senior management.
  • Provide accurate financial reporting and monthly variance reporting.
  • Solicit bids, process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy.
  • Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines.
  • Use company directives to screen, hire, and train new personnel.
  • Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership.
  • Use the company’s Professional Development Program (PDP) to develop, train and engage site employees.
  • Conduct weekly staff meetings.
Requirements:
  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • 1-3 years of supervisory / managerial experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Knowledge of Property Management.
  • Knowledge of Landlord/Tenant Laws.
  • In-depth knowledge of property management and landlord / tenant laws.
  • Experience managing large teams.
  • Experience with web-based applications and computer systems such as Microsoft Office.
  • Excellent customer service skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
  • Superb attention to detail.
Preferred Qualifications:
  • Bachelor's degree.
  • Experience with Yardi or OneSite RealPage property management software.
  • Knowledge of LIHTC and HUD regulations.
  • Knowledge of Marketing / Leasing techniques.
  • NAHP – CPL, SHCM, CAM (MA - C3P) designations.
  • CAM – RAM & ARM designations honored; CGPM – NAA or NAMA designations honored.

Sites covered - main office? How many? where? Boston Dorchester Roxbury Mattapan, Chelsea. Celines has 40 sites.

Units

Typical schedule? Regular schedule is M-F, If behind, we ask to do weekends if necessary, would be nice during lease ups, we do Saturdays, M-F to 7- 8pm occasionally.

All affordable? Programs? Need to know tax credit and PBS8. If they have one and not the other its not a deal breaker. Most properties are Tax credit.

Responsibilities? Filling in for vacancies as well as stepping in if we have an APM vacancy.

Very beginning this person will help with vacancies and catching up with recerts, will dive in into helping the portfolio catch up on files. Will automatically start in Chelsea because they are the most behind. Assignments will not be day to day at the beginning, they will be more long term. Can also do special projects like cleaning up ledgers, etc.
