POSITION: Sales Manager

The Sales Manager plays a key leadership role in driving revenue growth, managing the sales team, and executing the company's sales strategy. This role requires hands-on involvement in business development, performance management, coaching, and ensuring alignment with company goals, particularly within the real estate market.

Key Responsibilities:

1. Team Leadership & Structure

  • Supervise and support Territory Managers and Senior Sales Executives.
  • Define clear roles, KPIs, and performance metrics for each sales sub-team.
  • Conduct regular team meetings, performance reviews, and training sessions.
  • Address internal conflicts, resolve escalation cases, and maintain a healthy team environment.

2. Strategy & Sales Planning

  • Develop and execute sales plans aligned with company targets and project availability.
  • Assign and adjust territories based on market performance and project focus.
  • Monitor real-time performance and suggest strategy adjustments as needed.

3. CRM Oversight (Bitrix24)

  • Ensure accurate CRM usage across the entire sales team.
  • Monitor daily activity logs, deal pipelines, and agent compliance.
  • Analyze reports and dashboards to evaluate individual and team effectiveness.
  • Provide feedback to Territory Managers to improve lead handling and follow-up consistency.

4. Performance Management

  • Review weekly/monthly sales reports from each Territory Manager.
  • Identify underperformance, set corrective actions, and coach accordingly.
  • Recognize top performers and align incentive structures with outcomes.

5. Cross-Departmental Coordination

Work closely with:

  • Marketing Department: to ensure quality lead generation and post-campaign feedback loops.
  • Listing Department Coordinator: to guarantee accurate inventory assignment per agent and project.
  • Management: to deliver strategic updates, forecasts, and performance summaries.

6. Market Intelligence & Reporting

  • Maintain up-to-date knowledge of competitor projects and market trends.
  • Consolidate insights from different territories into a unified sales intelligence report.
  • Present high-level sales performance reports to the GM/CEO, highlighting risks and opportunities.

Qualification:

  • Minimum 5 years of experience in UAE real estate sales, including 3+ years experience in leadership role.
  • Proven experience in managing multi-territory sales teams and high-value portfolios.
  • Strong understanding of Abu Dhabi island developments and off-plan sales dynamics.
  • Full Knowledge on CRM platforms (Bitrix24 preferred), real estate regulations (Madhmoun, ADREC), and online listing portals (Property Finder, Bayut, Dubizzle).
  • Leadership, coaching, and people development.
  • High-level sales forecasting and reporting.
  • Strategic thinking and problem-solving.
  • Excellent communication and conflict-resolution skills.
  • Detail-oriented with a strong grasp of CRM reporting and compliance monitoring.
