Sales Operations Manager — Real Estate Developer
Role summary:
Manage and handle booking and contracts management end-to-end for a new developer.
Verify bookings and payments, run KYC and AML, issue and track SPAs, and keep complete digital files and audit trails.
Manage DLD and Oqood registration and compliance with Finance and Legal.
Handle broker enablement and commissions, coordinate Development and Marketing for launches, show units, events, and sales materials.
Maintain live inventory and CRM accuracy, manage targets and KPIs, and deliver clear dashboards with risk controls.
Key responsibilities:
1) Contracts and deal administration

Receive and vet booking forms, IDs, and payment proofs on the same day

Log bookings and receipts in CRM and assign unit, price, plan, and sales agent
-
Run KYC checks and clear clients before SPA issuance
-
Draft, issue, and track SPAs with e-sign or in-person signing
-
Keep a complete digital file per client including booking, KYC, SPA, addenda, receipts, and communications
-
Track each deal on a pipeline board with owners and due dates
-
Escalate aging items and remove bottlenecks
2) DLD registration and compliance
-
Prepare and submit documents for Oqood and DLD registration for every sold unit
-
Coordinate with internal teams or providers to close authority queries
-
Enforce KYC and AML policy with full record keeping and audit trails
-
Run monthly file audits, fix gaps, and record corrective actions
3) Development and marketing coordination
-
Collect final plans, unit mixes, finishes, views, and stack charts from Development
-
Build sales packs for launches including fact sheets, price lists, payment plans, FAQs, and objection handling
-
Version-control master plans, releases, and price lists with dates
-
Coordinate launches, broker briefings, exhibitions, and agency deliverables
-
Oversee show units and models including setup, access, checklists, relocations, and upkeep
4) Broker relations management

Register and onboard brokers and verify trade license, RERA card, tax, and banking details
-
Issue and track broker agreements and manage expiries and renewals
-
Run structured broker training per launch on product, process, and compliance
-
Operate daily support for inventory, booking rules, and documents
-
Track performance by firm and agent and share scorecards and actions
-
Validate closing sheets and initiate commission disbursements on approved deals
-
Plan broker roadshows and sales trips and align targets and allocations
-
Manage referral registrations and incentive programs with clear rules
5) Inventory control
-
Maintain a live inventory log for status, price, holds, releases, and reservation expiry
-
Reconcile CRM inventory with master sheets daily and resolve mismatches within 24 hours
-
Monitor demand by stack, view, and bedroom type and propose releases or promos
-
Recommend targeted campaigns for slow-moving units and track results
6) Targets, reporting, and systems
-
Define stage gates and mandatory fields for each sales stage
-
Track daily KPIs including bookings, KYC cleared, SPAs issued and signed, and registrations completed
-
Produce weekly and month-end dashboards for leadership and Finance
-
Keep an early-warning list of at-risk deals including payments, reservations, and compliance holds
-
Run post-launch reviews covering conversion metrics, cancellations, sources, and broker performance
7) Customer and stakeholder coordination

Answer customer document requests and status queries and log interactions
-
Coordinate with Finance on invoicing, receipts, and arrears follow-up
-
Coordinate with Legal on special conditions, assignments, and cancellations
-
Align with IT on field changes, access rights, and data hygiene rules
8) Quality assurance and risk
-
Apply checklists at booking, KYC, SPA, and registration stages
-
Document process maps and RACI and update after each launch
-
Identify recurring issues, implement fixes, and measure cycle-time improvement

Experience
-
Minimum 5 years in developer-side sales operations in the UAE
-
Proven ownership of booking-to-registration workflows and broker management
-
Hands-on DLD and Oqood processes and KYC and AML controls
-
Launch experience for residential projects
