POSITION SUMMARY
 The Commissioning Manager leads the internal commissioning process and closeout of mechanical, electrical, plumbing, fire/life safety, and fire sprinkler systems on complex construction projects. This role ensures full system functionality, compliance with design and performance standards, and successful project turnover. They will collaborate closely with project teams, contractors, and consultants to plan, execute, and document all commissioning activities driving quality assurance and operational readiness throughout construction into final handover.
 
MAJOR RESPONSIBILITIES
 <ul>
<li>Manage day-to-day site commissioning activities and collaborate with project managers, contractors, and discipline teams to resolve commissioning issues and ensure coordinated execution.</li>
<li>In conjunction with owner's Commissioning Provider, develop and execute comprehensive commissioning plans for all MEP/FP systems, including test requirements, inspections, factory start-up and acceptance testing, integrated system testing, and turnover documentation.</li>
<li>Review commissioning scripts, provide technical recommendations, and ensure alignment with project design intent and performance objectives.</li>
<li>Actively participate in factory witness testing, functional performance tests, inspections, and field verification activities.</li>
<li>Maintain accurate and timely technical documentation, including issue logs, meeting minutes, field reports, and final commissioning reports.</li>
<li>Oversee planning and execution of specialized system tests, including NETA, SCADA, controls integration, and operational verification.</li>
<li>Lead Owner training on commissioned systems, providing expert guidance on system operation, performance expectations and potential failure scenarios.</li>
<li>Must have the ability to travel to project sites within the Greater Chicago Area or as required.</li>
</ul>
POSITION REQUIREMENTS
 <ul>
<li>Bachelor's degree in mechanical, Electrical, or Civil Engineering, or Construction Management or equivalent trade experience.</li>
<li>5–10 years of experience in construction or engineering, with a focus on commissioning, preferably with a general contractor, MEP engineering firm, or consultancy. Data center experience is required.</li>
<li>Nationally recognized Commissioning certifications are highly preferred, including CxP, BCxP (ASHRAE), CxA (ACG), CCP (BCxA), or QCxP (University of Wisconsin). Applicants currently pursuing certification or planning to do so are also encouraged to apply.</li>
<li>Strong understanding of construction practices, and commissioning phases (L0–L6), with the ability to align deliverables to milestone requirements.</li>
<li>Ability to assess risk, schedule impact, and safety considerations related to commissioning activities.</li>
<li>Proven experience integrating fire/life safety systems with MEP/FP Systems.</li>
<li>Experience in QA/QC processes and test and balance requirements to ensure optimal system performance and commissioning readiness.</li>
<li>Thorough understanding of design codes, standards, and specifications.</li>
<li>Proficiency in Microsoft Office, project management tools, and data-based commissioning platforms such as BIM360 & applications such as CxAlloy.</li>
<li>Strong meeting facilitation skills, with the ability to document and follow up on action items effectively.</li>
<li>Strong communication, technical writing, time management and interpersonal (tact, diplomacy, influence) skills essential.</li>

COMPENSATION DETAILS: 
Salary Range: $125,000-$175,000

Strategic Sourcing &amp; Procurement Leadership

<ul><li>Accountable for owning the entire purchasing process and all system requirements that entail; for example, ensuring that all PO&rsquo;s are received and maintained in an accurate manner</li></ul>
<ul><li>Drive supplier performance improvement initiatives in cost, quality, delivery, and innovation</li></ul>
<ul><li>Negotiate contracts, pricing agreements, and service-level expectations with suppliers</li></ul>

Operational Excellence
<ul><li>Responsible for building and maintaining a system that measures purchasing performance to estimate, with an improvement over estimate target 5%</li></ul>
<ul><li>Strong experience of reporting on the departmental performance regularly and delivering action plans on how it will be accomplished</li></ul>
<ul><li>Lead purchasing operations to ensure timely procurement of materials, components, and finished goods for retail display projects</li></ul>
<ul><li>Partner with internal stakeholders to forecast material needs and align sourcing plans with production timeline</li></ul>
<ul><li>Implement purchasing systems, tools, and KPIs to monitor efficiency and cost performance</li></ul>
<ul><li>Develop risk mitigation strategies to ensure continuity of supply and minimize disruptions</li></ul>
<ul><li>Effective, timely, and accurate communication of material delivery dates to the project management teams, along with ensuring that the system of record is maintained accurately (ERP)</li></ul>

Team &amp; Vendor Management
<ul><li>Lead and mentor a team of sourcing and procurement professionals</li></ul>
<ul><li>Establish long-term partnerships with key suppliers, fostering collaboration and innovation</li></ul>
<ul><li>Conduct regular supplier audits and performance reviews</li></ul>

Sustainability &amp; Compliance
<ul><li>Drive ethical and sustainable sourcing practices in alignment with Outform&rsquo;s ESG initiatives</li></ul>
<ul><li>Ensure compliance with international trade regulations, quality standards, and corporate policies</li></ul>

Qualifications

Education &amp; Experience
<ul><li>Bachelor&rsquo;s degree in Supply Chain Management, Business Administration, Engineering, or related field (MBA preferred)</li></ul>
<ul><li>10+ years of experience in strategic sourcing, procurement, or supply chain management, preferably within the retail display, POP/POS, manufacturing, or consumer goods industries</li></ul>
<ul><li>Proven track record of developing global sourcing strategies and managing complex supplier networks</li></ul>

Skills &amp; Competencies:
<ul><li>Strong negotiation, analytical, and problem-solving skills</li></ul>
<ul><li>Deep understanding of materials, manufacturing processes, and cost structures in retail display production</li></ul>
<ul><li>Experience with international sourcing, including Asia-based manufacturing</li></ul>

Position Description
Under the direction of the Service Maintenance Manager, the Service Technician II is responsible for promptly responding to all service requests, apartment turnover preparation and the preservation and maintenance of the property. This role will have a strong degree of building trades skills and work independently to handle a variety of apartment interior, exterior and the site grounds. The Service Technician II is vital to the successful maintenance of the property, through excellent customer service focus and a positive and productive relationship with other team members.
Responsibilities
<ul><li>Diagnose and perform repairs for appliances, carpentry, hardware accessories, masonry, painting, as well as basic electrical, plumbing, and HVAC</li>
<li>Respond and complete to all service requests and on-call emergencies in a timely and professional manner, as directed by the Community Manager or Service Manager</li>
<li>Complete or monitor vendor preventive maintenance task completion for building systems, equipment and components.</li>
<li>Prepare and perform repairs to vacant apartments to be ready for new resident move-ins</li>
<li>Maintain grounds and common spaces through cleaning, trash management, landscaping, and snow removal.</li>
<li>Prepare and make repairs for REAC/HQS inspections and audits.</li>
<li>Maintain Maintenance shop and inventory to company standards and work with a safety mindset including wearing appropriate PPE</li>
<li>Available for weekend work, on-call rotation and emergency service call duties.</li>
<li>Assist Maintenance Supervisor with providing technical guidance to Maintenance Tech I</li>
</ul>
Knowledge, Skills and Abilities
<ul><li>Ability to read, write, understand and communicate in English, bilingual skills a plus!</li>
<li>Basic skills with computer and hand held devices</li>
<li>Knowledge of Federal Fair Housing Laws &amp; Guidelines a plus.</li>
<li>Knowledge of all hand and power tools, cleaning supplies, and Personal Protection Equipment (PPE)</li>
<li>Valid Driver&rsquo;s License and reliable transportation.</li>
<li>Strong attention to detail, organizational, time-management and problem solving skills.</li>
<li>Superior customer service skills including the ability to manage difficult customers and/or situations.</li>
</ul>
Physical Demands &amp; Work Environment
<ul><li>Occasionally ascends/descends a ladder to service the lights and ceiling fans.</li>
<li>Frequently moves equipment weighing up to 50 pounds across sites.</li>
<li>Constantly works in outdoor weather conditions.</li>
</ul>
Education &amp; Experience:
<ul><li>High School diploma or equivalent required. Trade school or 3 years of progressive responsibility in property management or hospitality</li>
<li>Minimum of 3 years of advanced hands-on repair experience in two or more building trades</li>
<li>REAC/HQS experience preferred</li>
<li>Industry-Trade certifications/Degrees (NAHMS, CAMT, OSHA, HVAC, ETC) preferred</li>
