Contract: Professional Services, Production & Technology

Location: Reading, RG2 6UU

Hours of work: 40

Contract Type: Permanent

We are seeking a highly capable and motivated Senior Facilities Manager to lead the delivery of an efficient, compliant and customer‑focused integrated facilities service across the client estate.

This role has overall responsibility for operational excellence, strong compliance standards and a high‑quality workplace experience at the primary site, while also providing support and guidance to remote locations as required.

Job Description

We are looking for an experienced facilities professional who can build strong client relationships, lead a successful ISS IFS team, collaborate closely on workplace experience and budgets, and drive high levels of performance across all service streams.

Success in the role will be delivered through proactive leadership, effective communication, strong technical understanding and a commitment to continuous improvement in a busy, high‑footfall environment.

Key Responsibilities

  • Lead day‑to‑day facilities operations across the main site and remote locations, ensuring full statutory Health & Safety and compliance adherence.
  • Act as the primary point of contact for all ISS‑delivered services, including audits, risk reviews, incident investigations and contractor management.
  • Line‑manage FM teams across sites, overseeing rotas, absence, performance reviews, training completion, competency and adherence to safety processes.
  • Oversee maintenance delivery via the Maintenance Lead, monitoring PPMs, reactive works, compliance performance and overall fabric condition.
  • Manage statutory compliance to achieve 100% monthly completion rates, maintaining robust evidence across all areas of responsibility.
  • Support the Regional Operations Manager with service performance, subcontractor oversight, process compliance and continuous improvement initiatives.
  • Lead sustainability and energy‑reduction initiatives in support of client environmental objectives.
  • Produce accurate weekly and monthly FM reports, supporting client reviews and maintaining up‑to‑date occupancy plans and move/change data.

Professional and Personal Competencies/Qualifications

  • Proven experience as a Facilities Manager on a large, busy site, managing up to approximately 1,000 occupants on peak days.
  • Strong background in hard services, with solid technical understanding of building systems such as HVAC, air conditioning, cooling and wider M&E.
  • Ability to assess technical work, challenge engineers where required, and confirm that works have been completed correctly and to standard.
  • Experience operating in a predominantly soft services environment while confidently overseeing and coordinating hard services activity.
  • Demonstrated ability to plan, manage and monitor PPM schedules, with a proactive approach to maintenance and asset care.
  • Good working knowledge of planned and reactive maintenance, including understanding what needs fixing, when and why from a technical perspective.
  • Comfortable acting as the key technical point of coordination on site while working with a wider engineering support team.
  • Strong stakeholder and customer management skills, with the ability to manage client expectations in a high‑demand, service‑critical environment.
  • Confident communicator able to translate technical issues clearly for non‑technical stakeholders.
  • Calm, organised and decisive, with the ability to manage competing priorities and senior‑level accountability.
