Role Summary:

The Senior Manager – Property Commercial Risk is responsible to identify, assess, and mitigate risks across property capabilities and to coordinate internal and external audits, ensuring adherence to property-related regulations, lease agreements, and organizational policies for sustained business performance. This role reports to the Director – Property Commercial.


Key Responsibilities:

  • Ensure effective cascading of the divisional strategy into department business plans to ensure vertical alignment and horizontal integration with other interfacing departmental strategies.
  • Manage the effective achievement of assigned objectives through the leadership of the department by setting individual objectives, managing performance, developing, and motivating staff to maximize performance.
  • Lead the talent development initiatives for the assigned department, collaborating with experts and thereby ensuring the availability of talent to fit business requirements.
  • Manage the preparation and recommend the department budget and monitor financial performance versus the budget while ensuring all activities are conducted in line with the approved guidelines.
  • Design, manage and ensure effective implementation of department policies, procedures and controls covering all areas of assigned department activity so that all relevant procedural/legislative requirements, fulfilled while delivering a quality, cost-effective service.
  • Ensure awareness of and alignment to the organization compliance manual and the code of ethics.
  • Lead the identification of opportunities for continuous improvement and sustainability of systems, processes and practices considering global standards, productivity improvement and cost reduction.
  • Ensure that all department reports are prepared timely and accurately and meet DMCC’s and departmental requirements, policies, and quality standards.
  • Identify and analyze risks specific to property development, leasing, and asset management by reviewing market trends, tenant data, and construction schedules, to proactively highlight vulnerabilities and inform mitigation strategies.
  • Evaluate risk exposure by employing quantitative models and qualitative assessments through regular reviews, to prioritize and address risks that could impact the property portfolio’s performance.
  • Create and implement risk mitigation strategies by collaborating with property teams and external experts through structured planning sessions, to minimize financial and operational impacts from identified risks.
  • Continuously track emerging risks by monitoring market developments and regulatory changes using industry reports and analytics, to ensure timely adjustments to risk management plans.
  • Plan and schedule internal audits by collaborating with property and compliance teams, to verify adherence to property-related regulations, lease agreements, and organizational policies.
  • Liaise with external auditors by preparing required documentation and organizing review meetings, to facilitate thorough audits and prompt resolution of any findings.
  • Monitor compliance with relevant property regulations and contractual lease terms by reviewing legal updates and audit results, to mitigate legal and operational risks.
  • Oversee the follow-up on audit findings by coordinating the implementation of corrective measures and conducting subsequent reviews, to continually enhance compliance and risk management practices.
  • Consolidate data from risk assessments and audit outcomes by compiling detailed reports and dashboards, to provide transparent insights for senior management decision-making.
  • Systematically update and archive audit records and compliance documentation by following standardized procedures, to ensure accountability and ease of future reference.
  • Facilitate regular risk review meetings and compliance briefings by coordinating property development, leasing, and asset management teams, to align risk management initiatives with operational objectives.
  • Deliver regular presentations and written updates on risk management and audit outcomes by using established communication channels, to keep senior leadership and relevant stakeholders informed and engaged.


Qualifications:

  • Bachelor’s degree in finance, Accounting, Management or a related field from an accredited university.
  • Master’s degree in finance, Accounting, Management or a related field from an accredited university would be highly preferred .
  • 8-10 years’ experience assessing commercial risk, within the construction/property industry .
  • Familiarity with Local Authority regulations and personnel is a distinct advantage.
