Site Sr. Architect / Assistant Resident Engineer

Position Summary:

The Site Sr. Architect or Assistant Resident Engineer (Architect) (ARE) will assist the Resident Engineer in managing, supervising, and monitoring the architectural aspects of construction works on site. The ARE is expected to ensure that all works are executed in line with the approved drawings, specifications, project schedules, quality standards, and contractual obligations. The role requires close coordination with contractors, sub-consultants, and other discipline engineers to ensure smooth site progress and timely resolution of issues.

Key Responsibilities:

Supervision & Quality Control

  • Monitor daily site activities to ensure compliance with approved drawings, specifications, building codes, and standards.
  • Carry out detailed inspections of architectural works, including structural finishes, blockwork, plaster, cladding, painting, ceiling, flooring, joinery, waterproofing, and other interior and exterior finishes.
  • Check workmanship and material quality to ensure conformity with project requirements.
  • Verify contractors’ construction methodologies, work sequences, and ensure best industry practices are followed.
  • Identify and document defects, non-conformance, and issue NCRs (Non-Conformance Reports) where required.

Technical Review & Coordination

  • Review architectural shop drawings, as-built drawings, coordination drawings, and method statements.
  • Review and approve architectural material submittals in line with project specifications.
  • Coordinate with structural, MEP, landscape, and other disciplines to resolve design clashes or site discrepancies.
  • Assist in resolving RFIs (Requests for Information) and provide technical clarifications as directed by the Resident Engineer.
  • Ensure architectural works are executed in proper sequence with other disciplines to avoid delays and reworks.

Documentation & Reporting

  • Prepare daily site reports, inspection requests, and maintain logs of site activities.
  • Monitor progress of architectural works and provide input for weekly/monthly progress reports.
  • Support the Resident Engineer in preparing site correspondence, letters, and instructions to the contractor.
  • Maintain organized records of inspections, material approvals, shop drawing reviews, and communications.

Contract & Compliance

  • Ensure compliance with the terms of contract and scope of works related to architectural works.
  • Monitor contractor’s adherence to project schedule and highlight delays or deviations.
  • Assist in reviewing claims, variations, and contractor’s payment applications where relevant to architectural scope.

Health, Safety & Environment (HSE)

  • Monitor contractors’ compliance with HSE requirements related to architectural works.
  • Report unsafe practices or conditions immediately to the Resident Engineer.
  • Participate in regular site safety walks and inspections.

Client & Stakeholder Interface

  • Represent the consultancy on site in the absence of the Resident Engineer.
  • Provide professional and timely communication with the client, contractor, and other stakeholders.
  • Assist during mock-up inspections and approvals with the client.

Handover & Closeout

  • Prepare snag lists and supervise rectification works.
  • Verify completion of architectural works and compliance with quality standards before handover.
  • Assist in preparing final handover documentation and as-built records.

Qualifications & Skills:

  • Bachelor’s degree in Architecture from an accredited university.
  • Minimum 8–10 years of professional experience, with at least 5 years in site supervision of architectural works.
  • Previous experience in large-scale mixed-use, residential, or commercial projects in the UAE/GCC is preferred.
  • Strong technical knowledge in architectural finishes, detailing, and construction practices.
  • Proficiency in reviewing shop drawings, material submittals, and technical documents.
  • Familiarity with FIDIC or equivalent contract conditions.
  • Strong communication, leadership, and report-writing skills.
  • Proficient in MS Office and knowledge of AutoCAD, Revit, or other relevant software is an advantage.
  • Ability to work under pressure and resolve site issues in a timely manner.
