Sr. Quantity Surveyor

Role Summary
Senior Quantity Surveyor / Commercial Manager responsible for full commercial and procurement delivery of high-end retail / luxury fit-out projects across the GCC. The role requires strong capability in package strategy, subcontractor sourcing, tendering, contracting, and cost control on fast-track, multi-package projects.

Key Responsibilities

• Develop and implement procurement and package strategies for retail fit-out works (MEP, finishes, façade interfaces, FF&E, and specialist systems).
• Source, prequalify, tender, negotiate, and onboard subcontractors and suppliers across GCC markets.
• Prepare tender documentation, BoQs, bid evaluations, commercial comparisons, and award recommendations.
• Draft and administer subcontract agreements, including payments, bonds, variations, LADs, warranties, and final accounts.
• Lead cost planning, cost reporting, cashflow forecasting, and change/variation control.
• Manage scope clarity and interfaces between base build, fit-out, landlord works, and specialist vendors.
• Provide clear commercial reporting and risk assessments to senior management and client stakeholders.

Requirements

• 10–15 years’ experience (8–12 if exceptional) in luxury retail / flagship / mall / high-end fit-out projects.
• Proven GCC market experience with strong subcontractor and supplier sourcing capability.
• Demonstrated success on fast-track, multi-package projects with international brand standards.
• Strong knowledge of FIDIC-based contracting and regional commercial practices.
• Advanced Excel skills; experience with CostX/Bluebeam/PlanSwift and Aconex/Procore/Asite.
• Strong negotiation, analytical, and stakeholder management skills.

Highly Desirable

• Department store or luxury brand fit-out experience.
• Strong understanding of high-spec finishes, mockups, FF&E coordination, and complex site logistics.
