Section I: Job Purpose
The role holder is responsible for managing and overseeing all renovation, refurbishment, and fit out works across the organization’s portfolio, ensuring they are executed efficiently, safely, within budget, and in compliance with technical, operational, and regulatory standards. The role bridges technical expertise with project delivery in an operational facilities management environment.
Section II: Key Responsibilities
Project Planning & Management

Lead the planning, budgeting, and execution of renovation and fit-out projects within operational facilities.

Coordinate with internal FM teams to minimize disruption to daily operations during project execution.

Prepare detailed project scopes, timelines, and deliverables in alignment with asset lifecycle plans.
Technical Oversight & Quality Control

Review technical drawings, specifications, and BOQs for accuracy and feasibility.

Ensure that renovation and fit out works comply with statutory requirements, safety codes, and industry best practices.

Conduct site assessments and post-renovation inspections to verify quality and functionality.
Contractor & Vendor Coordination

Manage prequalification, selection, and performance of contractors, consultants, and vendors.

Supervise on-site works, ensuring adherence to safety, quality, and time standards.

Review and certify contractor invoices, variations, and project documentation.
Stakeholder Communication

Coordinate with property managers, tenants, and other stakeholders to ensure clear communication throughout project phases.

Provide regular updates and progress reports to senior management and relevant departments.

Address tenant needs and ensures minimum disruption to occupants during renovation works.
Compliance & Documentation

Ensure all renovation and fit-out activities are following local authorities and regulatory bodies (e.g., DM, DCD, Trakhees, etc.).

Manage project documentation, including permits, contracts, as-builts, and close-out reports.

Implement and monitor Health, Safety & Environment (HSE) compliance across all sites.
Asset Enhancement & Sustainability

Propose asset improvement strategies through cost-effective and sustainable renovation solutions.

Collaborate with sustainability teams to incorporate green building practices and energy-efficient upgrades.
Section III: Qualifications, Experience & Skills
Minimum Qualification:

Bachelor’s degree in civil engineering, Architecture, or a related discipline.

A master’s degree in project management, Construction, or Facilities Management is a plus but not usually mandatory.
Experience:
-
Minimum of 10 – 12 years of progressive experience in renovation and fit out project Management.

Proven track record of delivering high-quality projects in operational environments (residential, commercial, or mixed-use developments).

Familiarity with UAE authority regulations and building codes.
Skills:

Proficient in planning, executing, and delivering renovation and fit-out projects on time and within budget.

Strong knowledge of civil, architectural, and MEP works; able to review drawings, BOQs, and specifications.

Experienced with UAE regulations and approval processes (DM, DCD, Trakhees, DEWA, etc.).

Skilled in budgeting, cost estimation, value engineering, and managing variations.
-
Ensures high standards of workmanship, safety compliance, and timely snagging/handover.
-
Effective in coordinating with clients, tenants, consultants, and contractors.
-
Leads cross-functional teams and manages multiple projects simultaneously.

Quick and practical in resolving site issues and managing project risks.

Confident in vendor negotiations, contract management, and procurement discussions.
