Job Purpose: The Vice President Investment leads the strategic direction, planning, and execution of all investment activities across the real estate and property management portfolio, ensuring sustainable growth, optimized returns, and alignment with the company’s long-term objectives. The role provides executive oversight of the full investment lifecycle from opportunity sourcing and financial evaluation to acquisition, asset performance management, and divestment planning. The VP acts as a key advisor to senior leadership, driving long‑term investment strategies, portfolio diversification, and value creation.
Key Responsibilities:
Strategic Leadership & Investment Planning
- Develop, refine, and execute the company’s investment strategy for both development and income-generating real estate assets.
- Lead capital allocation planning, risk frameworks, and long-term portfolio diversification strategies.
- Provide strategic recommendations related to acquisitions, divestments, and new market entry.
Market Analysis & Research:
- Identify and assess investment opportunities through proactive market research, industry networking, feasibility studies and competitor analysis.
- Evaluate local and international real estate markets to identify growth sectors, emerging trends, and potential risks.
- Maintain strong relationships with brokers, developers, financial institutions, and investment partners.
Deal Evaluation, Financial Modelling & Due Diligence
- Lead end‑to‑end due diligence including financial modeling, valuation, feasibility studies, legal assessment, and risk analysis.
- Oversee negotiation of term sheets, partnership agreements, and transactional documentation.
- Ensure all acquisitions align with strategic and financial objectives.
- Approve investment proposals and present recommendations to the CEO and Board.
- Oversee execution of deals ensuring compliance with governance, regulatory standards, and financial controls.
- Monitor portfolio performance, ensuring optimal returns, occupancy, asset enhancement, and risk mitigation.
Portfolio & Asset Performance Management
- Oversee the performance of existing investment assets, ensuring optimal returns and long‑term value creation.
- Collaborate with Property Management, Facilities Management, and Leasing teams to improve operational efficiencies.
- Review asset business plans, OPEX/CAPEX, and rental/occupancy performance to drive value enhancement.
Financial Governance & Reporting
- Review investment performance dashboards, budgets, forecasts, and KPIs.
- Prepare executive-level presentations, reports, and recommendations for the Board and Investment Committee.
- Ensure investments align with internal controls, regulatory compliance, and corporate governance requirements.
Stakeholder & External Relations
- Coordinate with internal functions (Finance, Legal, Strategy, Property Management, Development).
- Lead discussions with external advisors, consultants, auditors, government authorities, and joint-venture partners.
- Represent the organization at industry events, investment forums, and high-level strategic meetings.
Leadership & Team Development
- Lead and mentor the Investment and Asset Management teams to promote a high-performance culture.
- Identify departmental talent needs, oversee recruitment, and ensure succession planning.
- Foster an environment of analytical rigor, strategic thinking, and continuous improvement.
Education Qualifications:
- Bachelor’s or Master's degree in finance, Real Estate, Economics, Business or related field.
- Professional Certification like Certified Financial Analyst, FRICS, CAIA preferred.
Work Experience:
- Minimum of 12 years of experience in real estate investment, private equity, or asset management.
- Proven experience managing large portfolios, acquisitions, and real estate investment strategy at a senior or executive level.
