Job Title: Advocate – Real Estate

Department: Legal
Location: peer muchalla , zirakpur
Reports To: Head – Legal / Managing Director

Job Summary

The Advocate will be responsible for handling all legal matters related to the company’s real estate projects, including land acquisition, title verification, regulatory compliance, litigation management, contract drafting, and liaison with government authorities. The role requires strong expertise in property laws and real estate regulations.

Key Responsibilities1. Legal Due Diligence & Title Verification

  • Conduct title search and verification of land/property documents.
  • Examine revenue records, encumbrance certificates, and ownership documents.
  • Identify legal risks and provide risk assessment reports.

2. Drafting & Documentation

  • Draft, review, and vet agreements including:
  • Sale Deeds
  • Development Agreements
  • Joint Venture Agreements
  • Lease Agreements
  • Power of Attorney
  • Construction Contracts
  • Vendor Agreements
  • Prepare and review customer agreements and allotment letters.

3. Regulatory Compliance

  • Ensure compliance with applicable real estate laws including:
  • Real Estate (Regulation and Development) Act, 2016 (RERA)
  • Transfer of Property Act, 1882
  • Registration Act, 1908
  • Local land revenue laws and municipal regulations
  • Coordinate with RERA authorities for project registration and compliance filings.

4. Litigation & Dispute Resolution

  • Represent the company before courts, tribunals, and quasi-judicial authorities.
  • Handle civil, criminal, consumer, and property disputes.
  • Manage external counsel and monitor ongoing litigation cases.

5. Liaison & Coordination

  • Liaise with government departments, registration offices, and regulatory authorities.
  • Coordinate with internal departments (Sales, CRM, Finance, Projects) on legal matters.

6. Advisory Role

  • Provide legal opinions on land acquisition and project structuring.
  • Advise management on risk mitigation and compliance strategies.

Qualifications

  • LL.B. / LL.M. from a recognized university.
  • Enrolled with the Bar Council.
  • 3–8 years of experience in real estate/property law (preferred).

Key Skills

  • Strong knowledge of property and real estate laws.
  • Excellent drafting and negotiation skills.
  • Litigation handling experience.
  • Attention to detail and strong analytical skills.
  • Ability to manage multiple projects simultaneously.

Preferred Experience

  • Experience working with a real estate developer or law firm specializing in property matters.
  • Familiarity with RERA compliance and land acquisition processes.

Job Type: Part-time

Pay: ₹9,426.18 - ₹41,701.62 per month
