Manpower Deployment

  • Facility Engineer / Supervisor - 1 No. (Full Time)
  • HVAC Technician - 1 No. (Full Time)
  • Plumber - 1 No. (Full Time)
  • Multi Technician - 1 No. (Day Shift)
  • Multi Technician - 1 No. (Night Shift)
Cleaning Team
  • Cleaners - 4 Nos. (Day Shift)
  • Cleaners - 1 No. (Night Shift)

Total Cleaners: 5 Nos.

Consumables and Spare Parts
  • Non-Comprehensive AMC.
  • PPM & hygiene consumables included.
  • Supply and maintain reasonable inventory of essential MEP & cleaning consumables.
Working Hours
  • Cleaning: 12 hours / 7 days a week.
  • MEP: 12 hours / 7 days a week.
  • Emergency coverage 24/7 for critical systems.
Scope of Work

A. Cleaning Services Frequency - Daily

  • Clean and mop all floors, lobbies, corridors, lifts, staircases, and basements.
  • Clean entrance glass doors, windows, and stainless steel finishes.
  • Empty all waste bins, ashtrays, and garbage chutes, disinfect garbage rooms twice daily.
  • Ensure all staircases and fire exits are clear and maintained.
  • Collect litter and clean periphery, parking areas, and podium.

Frequency - Weekly / Monthly / Quarterly

  • Weekly - Dust and wipe all high surfaces, doors, and fixtures.
  • Monthly - Scrub / polish floors, deep clean lifts, glass, and lighting.
  • Quarterly - Pressure wash car parks / podium and façade access areas.
MEP Maintenance Services Electrical Systems
  • Routine inspection and testing of MDBs, SMDBs, DBs, and capacitor banks.
  • Preventive maintenance of lighting, power, earthing & bus bar systems.
  • Thermography and load checks as per DEWA regulations.
Plumbing Systems
  • Check and clean floor drains, sanitary fixtures, and pressurization tanks.
  • Inspect all piping and fittings for leakage / corrosion.
  • Maintain smooth drainage and water flow.
Mechanical Systems
  • Inspect and service all pumps, motors, and valves.
  • Monitor noise / vibration / current and record performance parameters.
  • Grease and maintain mechanical isolators and anti corrosion coating.
HVAC Systems
  • Perform preventive maintenance on all AHUs, FAHUs, FCUs & chilled water pumps in common areas.
  • Clean coils, filters, strainers, and check control valves and actuators.
Maintenance Strategy
  • PPM: Scheduled preventive maintenance as per asset register.
  • Corrective: Immediate rectification upon fault detection.
  • Risk based & Condition based: Monitoring of system performance / records to extend asset life.
Incident Response Time
  • Priority 1 (Emergency): Within 15 minutes.
  • Priority 2 (Urgent): Within 2 hours.
  • Priority 3 (Expedited): Within 8 hours.
  • Priority 4 (Scheduled): Within 24 hours / as approved by HOAM.
Performance & Reporting
  • Monthly operational report including PPM records & incident logs.
  • Maintain attendance sheets / service reports for HOAM verification.
  • Participate in monthly performance review meetings with HOAM.
Safety & Compliance
  • Comply with DCD, DEWA, RERA, and Dubai Municipality standards.
  • Workers to use full PPE / uniform and adhere to HSE policy.
  • Clean work areas after each activity, maintain site safety signage.
