Asset Manager – Real Estate & Portfolio

📍 Location: Ras Al Khaimah, UAE


About the Role

We are seeking an experienced Asset Manager to join a growing real estate and portfolio management team. The role is responsible for optimizing the performance, utilization, and long-term value of a diverse property portfolio that includes land, warehouses, offices, labor and staff accommodations, retail, co-working spaces, and open yards .


You’ll play a key part in enhancing the financial performance of the organization’s real estate assets, from revenue growth and feasibility studies to lifecycle planning and ESG-driven value enhancement .

This is an exciting opportunity to contribute to a rapidly expanding portfolio and to shape asset management strategies across multiple asset classes in the UAE.


Key Responsibilities

  • Portfolio Optimization: Monitor and enhance asset performance by maximizing occupancy, minimizing downtime, and improving rental yield across multiple property types.
  • Feasibility & Investment Analysis: Conduct feasibility studies, financial modeling (ROI, payback, lifecycle cost), and business cases for new developments or upgrades.
  • Strategic Asset Planning: Support the Director of Real Estate & Portfolio in driving data-backed decisions, forecasting demand, and identifying value-add opportunities.
  • Retail & Segment Strategy: Lead asset planning for retail and specialty assets, including tenant mix optimization and destination development.
  • Budget & Lifecycle Management: Prepare and manage departmental OPEX budgets, contribute to CAPEX planning, and ensure efficient resource allocation.
  • Data & Reporting: Develop and maintain dashboards tracking KPIs, lease expiries, financial metrics, and performance analytics using BI tools.
  • Cross-Functional Collaboration: Partner with Leasing, Finance, Planning, Development, and Legal teams to align portfolio strategies and ensure execution excellence.
  • Governance & Compliance: Ensure adherence to internal policies, asset documentation standards, and UAE real estate regulations.


Qualifications & Experience

  • 8–10 years of experience in asset management, portfolio strategy, or investment analysis within real estate.
  • Strong exposure to commercial, industrial, or mixed-use portfolios (not residential).
  • Proven experience conducting feasibility studies , financial and market analysis, and performance reporting.
  • Proficiency in financial modeling and data analytics tools (Excel, BI, or AI-based platforms) .
  • Excellent stakeholder management and communication skills.
  • Knowledge of UAE real estate market dynamics and regulatory frameworks preferred.
