Skills Required:
- At least 3 to 5 years’ experience in the same position
- Trade Diploma in Electrical/Mechanical
- Proficiency in MS Office ( Excel, Work, Power Point and Outlook)
- Can understand and Communicate Well
- Excellent Knowledge in material specification, Equipment’s and tools
Duties & Responsibilities:
- Ensure all conditional morning checklist are filled and submitted on time
- Conduct training to the staff where he feels the staff is not competent to carry out his duties
- To coordinate with supplier, MEP contractors, purchasing office to get quote/LPO/invoicing to carry out the work.
- Should be able to handle and deliver under pressure and exercise good judgement.
- Monitoring expenditures, identifying variance and taking corrective action
- Maintain safe and healthy working condition Eg. maintaining power tools, tools, Ladder, PPE in good working condition
- Receive work order from Call center /Maintenance Supervisor/ Maintenance Engineer and Supervise the technician to complete the assigned task inside the apartments.
- Follow up on work being performed by the Maintenance / Engineering Work force and ensure an effective completion and close the Work order
- Inspect facilities periodically to determine problems and necessary maintenance
- Prepare the work request and coordinate maintenance engineer /maintenance supervisor to assign the technical force to complete the task.
- Coordinate and assist the renovation engineer (Common Area and Facilities) during the inspection in respective buildings.
- Coordinate with Renovation Engineer (Common Area and Facilities) with necessary report for upgradation/renovation of any Public facilities.
- Trouble shoots on Mechanical and Electrical Equipment in case of shutdown and failure.
- To conduct and Monitor Pre-Preventive Maintenance Routine (Daily, Monthly and quarterly and Annually basis) in the Common area and Public Facilities
- Maintain and monitor all fire and Safety Equipment and All systems such as lifts, cradle, HVAC, Generator, Water System, Garbage, Drainage, Water Treatment, Chillers and Swimming Pools in good working condition.
- Maintain the facility as per local governing authority, to take necessary steps to prevent any deviation
- Check Mechanical, Electrical, Plumbing and Civil spares inventory to maintain the adequate stocks.
- Assistance in monitor and concluding project in line with engineering directives.
- Monitor inventory of Stock, Non-Stock Items and Equipment’s and to submit the inventory report on or before 05th of every month.
- Submit the Monthly report to Asst. Maintenance & Facilities Manager.
