Civil Maintenance Foreman / Supervisor

We are hiring a Civil Maintenance Foreman / Supervisor to manage day-to-day civil maintenance works across sites/facilities, supervise technicians and subcontractors, and ensure work is completed safely, on time, and to quality standards.

Key Responsibilities

  • Supervise civil maintenance activities: masonry, plastering, painting, tiling, block work, screed, waterproofing, sealants, minor concrete repairs, drainage rectification
  • Daily site inspections, snagging, and closing issues with proper quality checks
  • Plan manpower, allocate tasks, and monitor productivity of technicians/labour
  • Coordinate with procurement/store for material requirements and control wastage
  • Ensure HSE compliance and safe working practices on site
  • Maintain daily reports, attendance, work progress updates, and photo records
  • Coordinate with client/end-user/site team for access, approvals, and handovers

A) Daily Site Supervision & Execution

  • Supervise and execute day-to-day civil maintenance works across multiple sites/facilities.
  • Assign tasks to masons/painters/tilers/helpers and ensure proper sequencing of activities.
  • Ensure correct workmanship for: block/masonry, plastering, painting, tiling, screed, grouting, sealants, minor concrete repair, interlock repair, kerbs, partitions, and general finishing.
  • Monitor execution of waterproofing works (bathrooms, balconies, roofs, planters) including surface prep, primer, membrane/application, protection, and water testing (where required).
  • Handle reactive maintenance calls and emergency repairs (leaks, wall cracks, loose tiles, damaged plaster, minor collapses, trip hazards).

B) Inspections, Snagging & Quality Control

  • Conduct daily inspections and identify defects, risks, and required corrective actions.
  • Prepare snag lists / punch lists and drive closure with before/after photos.
  • Check levels, alignment, slopes, finishing quality, and adherence to agreed methods/specs.
  • Ensure proper curing, surface preparation, bonding, joint treatment, and finishing standards.
  • Coordinate internal/consultant/client inspections and close comments promptly.

C) Planning, Manpower & Productivity

  • Prepare daily/weekly work plans and allocate manpower as per priorities.
  • Track productivity, target outputs, and control idle time.
  • Arrange tools/equipment required for tasks (mixers, grinders, breakers, ladders, scaffolding, etc.).
  • Guide technicians with correct methods and provide on-the-job coaching where needed.

D) Materials, Tools & Inventory Control

  • Take measurements on site and estimate materials required for each job.
  • Raise material requests and coordinate delivery/collection with store/procurement.
  • Control material wastage (paint, tiles, cement, adhesive, waterproofing, gypsum, etc.).
  • Ensure proper storage, handling, and site housekeeping for materials and chemicals.
  • Maintain basic tracking of consumables, tools issued/returned, and missing/damaged tools.

E) Subcontractor & Vendor Coordination

  • Coordinate and supervise subcontractors (waterproofing, core cutting, plaster, tiling, painting, epoxy/grout specialists, etc.).
  • Verify subcontractor scope, quality, and progress vs agreed rates/measurements.
  • Support verification of quantities for work orders, small variations, and additional works.
  • Ensure subcontractors follow site rules, permits, PPE, and housekeeping requirements.

F) Reporting & Documentation

  • Maintain daily progress reports with photos (works done, manpower, materials used).
  • Report issues immediately: delays, access constraints, recurring defects, safety concerns.
  • Record client complaints/requests and track status until closure.
  • Keep simple logs: attendance, tools, material requests, and job completion notes.

G) Safety, Permits & Site Discipline

  • Enforce HSE: PPE compliance, safe access, barricading, signage, and housekeeping.
  • Ensure safe work methods for working at height, ladder/scaffold use, grinding/chipping, and chemical handling.
  • Coordinate permits where applicable (hot work, work-at-height, access permits, area handover).
  • Identify hazards (loose tiles, trip hazards, weak plaster, water seepage) and act to mitigate immediately.

H) Coordination & Customer-Facing Communication

  • Coordinate with site engineers/facility team/security for access, shutdowns, and work timings.
  • Communicate clearly with clients/end-users on work status, expected completion, and constraints.
  • Handle minor scope clarifications on site and escalate major changes for approval.
  • Manage rework prevention by ensuring correct first-time execution.

I) Preventive Maintenance Support (If Applicable)

  • Support routine civil preventive checks: cracks, seepage signs, tile hollowing, paint deterioration, roof/balcony drainage, expansion joint failures.
  • Recommend preventive actions and schedule repairs before failures occur.

J) Closeout & Handover

  • Ensure areas are cleaned, safe, and handed over properly after work completion.
  • Complete final touch-ups, sealing, and snag clearance before handover.
  • Provide completed job records: photos, notes, and any test results (water test, etc.).

Job Type: Full-time

Pay: AED3,000.00 - AED4,500.00 per month

License/Certification:

  • UAE Driving License (Required)
