The Role

The Director of Residences is responsible for leading the daily operations, service delivery, and lifestyle experiences of RSGH-managed residences. This role ensures the seamless integration of ownership services, hospitality standards, and residential operations—delivering an ultra-luxury living experience while safeguarding asset value and supporting commercial performance.

Key Areas of Responsibilities

Please note that the responsibilities outlined below are not exhaustive. Red Sea Global Hospitality employees continuously innovate in caring for the needs of the business, their guests, and their colleagues. Director of Residences, you will need to:


Operational Leadership

  • Oversee all day-to-day residential operations, ensuring consistent delivery of RSGH service standards.
  • Implement and manage SOPs tailored to residential living, covering concierge, housekeeping, engineering, security, wellness, and lifestyle services.
  • Conduct regular operational reviews and implement continuous improvement initiatives.

Resident Experience & Lifestyle Services

  • Create a high-touch, personalized homeowner experience that reflects the property’s character and cultural authenticity.
  • Manage owner onboarding, welcome programs, and curated lifestyle experiences to foster a sense of community and exclusivity.
  • Leverage technology to enhance convenience, service personalization, and homeowner communication.

Homeowner Relations & Governance

  • Serve as the primary point of contact for all Homeowners Association (HOA) matters.
  • Support HOA governance, meetings, and decision-making processes, ensuring transparency and trust.
  • Manage compliance with homeowner service agreements, bylaws, and community regulations.

Residential Rentals & Asset Care

  • Oversee operations for residences participating in the RSGH residential rental program.
  • Ensure service excellence, asset upkeep, and owner satisfaction for rental units.
  • Balance revenue generation with maintaining exclusivity and the integrity of the residential environment.

Sales & Marketing Support

  • Partner with Sales & Marketing teams to ensure seamless operational delivery for new owners from sales completion through handover.
  • Support show unit readiness, property tours, and curated handover experiences.
  • Provide insight into owner expectations and post-sale service structures.

Financial & Resource Management

  • Prepare and manage the residential budget, service charge allocation, and capital improvement planning.
  • Monitor operational expenses, track KPIs, and ensure budget adherence without compromising service standards.
  • Identify additional revenue opportunities through lifestyle-driven services.

Team Leadership & Development

  • Recruit, train, and lead the residential operations team, ensuring a culture of excellence, professionalism, and personalized service.
  • Conduct regular training programs focused on luxury residential service skills and property-specific standards.
  • Lead by example, fostering a high-performance, service-oriented culture.


Key Qualifications


  • Bachelor’s degree in Hospitality, Real Estate, or a related field.
  • 8–12 years of progressive leadership experience in ultra-luxury residential or hospitality operations.
  • Proven track record managing high-end residential communities, private ownership, or serviced residences.
  • Strong understanding of HOA governance, property regulations, and luxury lifestyle trends.
  • Fluency in Arabic is mandatory; GCC experience highly preferred.
