Job Purpose / Summary

Responsible for the administrative and technical management of all Mercedes-Benz Otomotiv (MBO) buildings and facilities. Ensures safe, complaint, and cost-efficient operation of buildings, manages budgets and contracts, and coordinates with internal stakeholders, external suppliers.


Key Responsibilities

- Manage all administrative and technical operations of MBO buildings, including mechanical, electrical, security, HVAC, and fire systems.

- Facility Management systems owner : Building access control system, CCTVs, Car template recognition system, fire alarming and mapping system, intercom system and so on

- Define, test, and periodically review building operation and security scenarios.

- Prepare and present regular reports to Management Board, Finance Directorate, and relevant HQ departments in Germany.

- Manage budgeting, planning, and cost controlling processes related to facilities.

- Oversee third-party service contracts and procurement processes; report scope and performance to management.

- Supervise operational services such as maintenance, repair, cleaning, security, and reception; enforce contractual obligations.

- Coordinate invoicing and payment processes in collaboration with Controlling, Accounting, and Purchasing.

- Ensure full compliance with Occupational Health & Safety (OHS) requirements and take corrective actions when needed.

- Manage relationships with landlords, building management, shopping mall management, and municipal authorities.

- Develop and enforce internal protocols and processes within Mercedes-Benz.

- Define physical security measures in line with ISO 27001, AEO, and other certification requirements.

- Manage permits, licenses, and regulatory processes with municipalities and authorities.

- Coordinate contract management activities with the Legal department.

- Lead business planning for locations (warehouse, training center) and manage HQ communication and approval processes.

- Prepare and submit regular reports to Real Estate HQ Germany; manage budget control, approvals, and ICS audit processes.


Education

Bachelor’s degree in Engineering or Business Administration.


Experience

Previous experience in Facility Management or a similar role. Ability to use AutoCAD and to read and interpret architectural, mechanical, electrical, and security drawings.


Skills & Competencies

- Advanced computer skills (MS Excel, Word, PowerPoint, Outlook, AutoCAD).

- SAP knowledge.

- Basic electronics knowledge.

- Strong analytical and coordination skills.

- Strategic and economic thinking capability.

- Ability to take initiative and ownership.
