Key Responsibilities
1. Financial Reporting & Accounting
- Prepare monthly, quarterly, and annual financial statements (P&L, Balance Sheet, Cash Flow).
- Ensure timely month-end and year-end closing.
- Maintain accurate accounting records for sales, commissions, escrow movements, and receivables.
- Provide management reports with clear financial insights for decision-making.
2. Cash Flow & Escrow Management (Critical)
- Monitor daily cash flow and bank balances.
- Manage escrow accounts in coordination with banks and developers.
- Track client payments, post-dated cheques, and developer schedules.
- Ensure proper allocation of funds between operating and escrow accounts.
3. Commission & Revenue Control
- Manage broker and agent commission structures.
- Ensure commissions are paid only after meeting contractual milestones.
- Reconcile commissions with sales contracts and developer statements.
- Prevent revenue leakage and overpayment.
4. Budgeting & Forecasting
- Prepare annual budgets and periodic forecasts.
- Monitor actual performance vs budget and highlight variances.
- Support expansion planning (new offices, hiring, marketing budgets).
5. UAE Compliance
- Ensure VAT compliance on brokerage fees, leasing commissions, and service charges.
- Prepare and file VAT returns accurately and on time.
- Coordinate with FTA, auditors, and tax consultants.
- Ensure compliance with UAE Commercial Companies Law and accounting standards.
6. Internal Controls & Risk Management
- Establish and maintain strong internal control systems.
- Ensure proper approval workflows for payments and commissions.
- Oversee receivables collection and credit control.
- Reduce financial, legal, and operational risks.
7. Audit & External Coordination
- Manage external audits and statutory filings.
- Coordinate with banks, developers, legal advisors, and regulators.
- Maintain clean, audit-ready financial records.
8. Team Management
- Lead and supervise accountants and finance staff.
- Set KPIs and improve efficiency, accuracy, and accountability.
- Train team members on real estate finance processes and compliance.
9. Management & Strategic Support
- Act as a financial advisor to the CEO / Management.
- Provide financial analysis on pricing, incentives, and project feasibility.
- Support strategic decisions with data-driven insights.
Required Experience & Qualifications
- Minimum 5–8 years of experience in finance, with real estate experience in Dubai.
- Strong understanding of Dubai real estate transactions, escrow accounts, and commission models.
- Experience with VAT in real estate brokerage and leasing.
- Bachelor’s degree in Finance / Accounting.
- CPA / ACCA / CMA is a strong advantage.
- Strong command of Excel, accounting software, and reporting tools.
- High integrity, detail-oriented, and firm in control.
