Job Purpose: The Head of Projects & Investment
is a strategic leadership role responsible for overseeing the e
nd-to-end management of major real estate projects
alongside the company’s investment activities. This role ensures the
successful delivery of projects
covering design, construction, and facilities management and the strategic acquisition, evaluation, and
optimization of real estate investments.
The position aims to maximize organizational value through effective project execution, dis
ciplined investment decision-making
, risk mitigation, and aligning all activities with the company’s strategic growth objectives.
Key Responsibilities:
Strategic Leadership & Planning

Develop and implement integrated strategies for project delivery and investment portfolio growth aligned with organizational goals.

Collaborate with the Board and senior management to translate strategic directives into actionable plans, KPIs, and performance metrics.

Ensure that at least 90% of projects are completed on time, within scope, and within budget, meeting quality standards.

Lead the formulation of long-term investment strategies based on market research, sector trends, and risk assessments.
Project Management & Delivery

Lead the planning, execution, and monitoring of all major projects, including facility management, design, and construction.

Oversee design management activities: tendering, blueprints, architectural, structural, mechanical, electrical, and safety/security standards.

Manage external vendors, contractors, and third-party service providers, ensuring adherence to contractual obligations and internal standards.

Implement project management methodologies (PMI, Agile) to standardize processes, reduce project cycle times, and improve efficiency.

Develop and control project budgets, monitor costs, and implement corrective actions to mitigate variances.

Oversee procurement processes, vendor negotiations, and contract management.

Regularly track project progress against KPIs, manage risks, and address delays or issues proactively.
Investment Strategy & Portfolio Management

Lead the sourcing, evaluation, and execution of real estate investment opportunities.

Conduct detailed market analysis, financial modeling, feasibility studies, valuation, and due diligence to support investment decisions.

Manage the entire investment lifecycle, including acquisition, asset management, performance monitoring, value enhancement, and risk mitigation.

Prepare investment proposals and reports for senior management and investment committees

Formulate and refine the company’s real estate investment strategy in line with market trends and corporate objectives.

Monitor and optimize existing investments to maximize returns and reduce risks.
Financial & Risk Management

Develop and oversee budgets for projects and investments, ensuring cost controls and efficient resource utilization.

Drive effective risk management strategies, including identifying project and investment risks and developing mitigation plans.

Ensure compliance with all financial, legal, and regulatory standards related to projects and investments.
People & Team Management

Build, mentor, and lead high-performance teams for both project management and investment functions.

Define staffing needs, recruit qualified professionals, and establish training & development programs.
Reporting & Compliance

Prepare comprehensive project progress reports, resource utilization, and budget variance, providing updates to senior management and Board.

Prepare periodic reports on investment performance, market insights, and risk mitigation strategies.

Ensure transparency and alignment with internal and external stakeholders.
Education Qualifications & Certifications
-
Bachelor’s or master's degree in engineering Civil, Architecture, Mechanical & Electrical or related fields.

Professional certifications such as PMP, (for Project Management), CFA, FRICS (for Investment) are highly preferable.
Work Experience
-
Minimum of 10 years in real estate project development, construction management, or real estate investment management.

Strong leadership, strategic thinking, and decision-making skill.

Deep understanding of real estate markets, financial modeling, and investment analysis.

Hands on experience on various software like MS Project, ERP, Yardi, Primavera and AutoCAD.
-
Strong fluency in Arabic & English Language.
