Housing Manager - Maintenance and Administrator Hybrid Position
Job description:
Purpose
The Housing Manager is responsible for the safe, compliant and efficient operation of the assigned residential community, with maintenance knowledge and hands‑on building expertise as a core requirement of the role. This position blends housing compliance, resident relations, leasing and direct facility and maintenance oversight, ensuring the property is well‑maintained, functional and aligned with Corum Real Estate Group standards and ownership objectives.
Key ResponsibilitiesHousing & Property Operations (Maintenance‑Centered)
- Manage the daily physical and operational condition of the housing community, with primary responsibility for property upkeep and functionality.
- Conduct frequent and detailed inspections of units, common areas, mechanical spaces and exterior grounds to proactively identify maintenance needs.
- May include keeping common areas are clean, safe, and show‑ready at all times, including daily light custodial work such as vacuuming hallways, sweeping, trash removal, and routine upkeep.
- Coordinate and manage unit turns, personally overseeing readiness standards, repairs, and timelines prior to re‑occupancy.
- Ensure all storage rooms, mechanical areas, and utility spaces are locked, secure, and properly lit.
- Maintain working knowledge of building systems, including water and gas shutoffs, meters, sewer clean‑outs, and fixture cutoffs; maintain and post updated maps and documentation.
Maintenance & Facilities Leadership (Critical Function of the Role)
A strong maintenance background is essential. This role is expected to maintain, repair, and troubleshoot common property issues independently.
- Serve as the onsite maintenance and repair lead, performing work including but not limited to:
- Paint prep and touch‑ups
- Unit turn repairs and refinishing
- Replacing bulbs, fixtures, locks, and hardware
- Repairing or adjusting windows, doors, and screens
- Light appliance repair and troubleshooting
- Tile, carpet, and surface repairs
- Perform basic plumbing repairs, including leak mitigation, fixture repairs, and drain issues.
- Complete custodial and building support work such as window cleaning, mopping, trash handling, and seasonal upkeep.
- Manage maintenance supplies, tools, inventory, and material stocking.
- Prioritize, track, and complete work orders and preventive maintenance tasks on schedule.
- Coordinate outside vendors when needed, ensuring scope, quality, cost, and compliance with housing standards.
- Maintain practical knowledge of supplier services, goods, pricing, and vendor capabilities.
Leasing, Occupancy & Resident Relations
- Serve as the primary onsite contact for residents and prospective residents.
- Answer property phone calls, schedule and conduct unit showings, and build strong working relationships with residents.
- May require management of leasing process, including lease paperwork and program compliance.
- Coordinate move‑ins and move‑outs, ensuring units meet physical and regulatory standards prior to occupancy.
- Collect rent, security deposits, and fees; monitor accounts and follow up on delinquencies per policy.
- Respond promptly to resident maintenance requests and concerns, with a focus on efficient, hands‑on resolution.
- Maintain a professional and service‑oriented presence representing Corum Real Estate Group at all times.
Financial & Administrative Responsibilities
- Process and track resident collections, including rent and security deposits.
- Maintain organized records related to leases, maintenance activities, vendor work, and compliance documentation.
- Support administrative tasks related to housing operations, vendor contracts, and service coordination.
Knowledge, Training & Compliance
- Maintain current knowledge of:
- Fair Housing laws
- ADA requirements
- LIHTC, CHFA, or other affordable housing regulations (as applicable)
- Apply compliance standards to both housing operations and physical property conditions.
- Participate in ongoing training, continuing education, and required meetings.
- Maintain a professional appearance and a positive representation of the property and Corum Real Estate Group.
Knowledge, Skills & Requirements
Maintenance experience is required for this position.
- 3+ years of hands‑on residential maintenance, housing management, or property management experience required.
- Demonstrated ability to independently complete routine repairs, unit turns, and building upkeep.
- Strong understanding of building systems, unit components, and basic trades (painting, plumbing, minor electrical, appliances).
- Experience in resident‑occupied housing environments.
- Knowledge of affordable housing programs, LIHTC, CHFA, Fair Housing, and ADA regulations strongly preferred.
- Experience with property management software (MRI or similar preferred).
- Strong problem‑solving, organization, and customer service skills.
- Spanish bilingual highly preferred due to resident population needs.
- Ability to perform physical job duties including climbing stairs, lifting, bending, and hands‑on repair work.
- Willingness to participate in ongoing training and compliance education.
Work Environment
- This role is 100% onsite.
- Remote or flexible work options are not available due to the hands‑on maintenance and housing oversight requirements of the position.

Job Type: Full-time
Pay: $28.00 - $30.00 per hour
