PURPOSE OF THE JOB

Responsible for driving the commercial performance of the retail precinct by securing long-term leases, managing short-term and pop-up activations, and identifying advertising and sponsorship opportunities with the aim to deliver a vibrant, relevant and profitable retail environment.


PRIMARY DUTIES & RESPOSIBILITIES:

Strategy & Budgets:

  • Develop leasing strategy to Achieve or exceed the annual revenue targets set for leasing/ Short-Term Retail (STR) / MPM program
  • Prepare the annual leasing budget and revenue forecast (base rent, turnover rent, short-term leasing, advertising & sponsorship).
  • Provide input on market rental levels, expected renewals, expiries, and potential churn to build accurate revenue assumptions.
  • Track performance against the approved budget and flag variances, risks, and opportunities.
  • Prepare quarterly reforecasts and contribute to annual business planning cycles.


Leasing :

  • Conduct continuous market intelligence: competitor benchmarking, rent levels, retail trends, tenant performance.
  • Build and maintain strong relationships with retailers, local brands, F&B operators...
  • Support existing tenants through periodic check-ins, ensuring early capture of opportunities or risks.
  • Source, negotiate, and close long-term retail leases aligned with the asset’s positioning, tenant mix strategy, and revenue objectives.
  • Manage the full leasing cycle: prospecting, site tours, proposals, LOIs, lease negotiations, documentation coordination, and handover.
  • Prepare LOIs, contracts, amendments, renewal notices, and ensure accurate documentation with legal.
  • Track expiries, renewals, arrears, and terminations to proactively manage occupancy.
  • Maintain up-to-date pipeline reports, trackers, and leasing dashboards.


Short Term Leasing, Pop Ups and activations :

  • Develop and manage a robust short-term leasing and pop-up strategy to improve occupancy, test new concepts, and activate underperforming zones.
  • Identify potential kiosks, cart vendors, seasonal concepts, and experiential activations.
  • Manage contracts, rates, compliance, setup, operations, and turnover of short-term tenants.
  • Coordinate with operations, HSE, and community teams for approvals and setups.


MPM:

  • Identify and sell on-site advertising opportunities (digital screens, banners, kiosks, event branding, experiential zones).
  • Secure sponsorships for events, community programs, and precinct activations to support commercial and marketing goals.
  • Create commercial packages, pitch presentations, rate cards, and partnership proposals.



Education

  • Bachelor’s degree in Business, Marketing, Real Estate


Experience

  • 3–5+ years’ experience in retail leasing, commercial leasing, or business development.
