About the Role:

To uphold our high standards, we are seeking a highly experienced, proactive, and hands-on Maintenance Incharge to oversee all aspects of our society's physical infrastructure.
The ideal candidate will be a problem-solver with a strong technical background and excellent leadership skills, ensuring that all maintenance operations are conducted efficiently and effectively.
Key Responsibilities:
- Oversee All Maintenance Operations: Manage and execute the daily, preventive, and breakdown maintenance of society infrastructure, including water supply systems, electrical distribution (including generators and street lights), sewerage/drainage systems, roads, and common area buildings.
- Team Leadership & Supervision: Lead, manage, and schedule a team of maintenance technicians, plumbers, electricians, and housekeeping staff.
- Vendor & Contractor Management: Liaise with external contractors for specialized repairs, renovations, and projects. Obtain quotations, supervise work, and ensure quality and compliance.
- Inventory & Budget Management: Maintain an inventory of tools, equipment, and critical spare parts. Assist in the preparation of the annual maintenance budget and operate within its constraints.
- Compliance & Safety: Ensure all maintenance activities adhere to established safety standards and regulatory requirements. Conduct regular safety inspections of common facilities.
- Resident Coordination: Address maintenance complaints and requests from residents promptly and professionally, ensuring high levels of resident satisfaction.
- Reporting: Prepare and submit regular maintenance reports, incident reports, and compliance checklists to the Society Management Committee.
Qualifications and Experience:
- Minimum Qualification: DAE (Diploma of Associate Engineering) in Civil, Electrical, or Mechanical.
- Preferred Qualification: Bachelor's degree in Civil, Electrical, or Mechanical Engineering will be given strong preference.
- Experience: A minimum of 5 years of proven experience in maintenance management, specifically within a residential housing society or large residential complex.
Technical Skills:
- In-depth knowledge of Civil works (masonry, plumbing, painting), Electrical systems (distribution, UPS, generators), and Mechanical systems (water pumps, motors, elevators if applicable).
- Proficiency in reading technical drawings and schematics.
Soft Skills:
- Strong leadership and team management abilities.
- Excellent communication and interpersonal skills.
- Ability to work under pressure and handle emergencies.
- Proficient in basic computer operations (MS Word, Excel, Email).
