Maintenance Supervisor

Position Overview

We are seeking an experienced and hands-on Maintenance Supervisor to oversee maintenance operations across a growing residential property portfolio. This role is responsible for ensuring properties are well-maintained, safe, and operating efficiently while delivering high-quality service to residents and property owners.

The ideal candidate is organized, proactive, solutions-oriented, and comfortable managing vendors, coordinating repairs, and driving between multiple sites.

Key Responsibilities

• Oversee day-to-day maintenance operations across multiple properties
• Diagnose and coordinate repairs including plumbing, electrical, HVAC, carpentry, and general maintenance
• Supervise on-site maintenance staff and third-party vendors
• Conduct routine property inspections and ensure preventative maintenance programs are implemented
• Manage work orders and track completion timelines
• Ensure all work meets safety standards and local building codes
• Prepare scopes of work and obtain competitive bids for larger repair projects
• Maintain accurate maintenance records and documentation
• Respond to emergency maintenance issues as needed
• Support property turnovers and renovation projects
• Monitor maintenance budgets and recommend cost-saving solutions

Qualifications

• 3+ years of residential or multi-family maintenance experience
• Previous supervisory experience preferred
• Active Contractor’s License strongly preferred
• Experience with AppFolio property management software is a plus
• Strong knowledge of building systems including plumbing, electrical, HVAC, and general construction
• Ability to troubleshoot and problem-solve effectively
• Excellent organizational and communication skills
• Ability to prioritize and manage multiple projects simultaneously
• Valid driver’s license and reliable transportation required
• Position requires regular driving between properties and job sites

Physical Requirements

• Ability to lift up to 50 lbs
• Ability to walk properties, climb stairs, and perform hands-on repairs
• Comfortable working both indoors and outdoors

Pay: $40.00 - $50.00 per hour
