The Manager – Commercials will oversee the financial and commercial aspects of campus infrastructure and fit-out projects—including greenfield, brownfield, and refurbishment—in line with HCL business needs.

Key Responsibilities
The Manager – Commercials is primarily responsible for the financial health, legal integrity, and profitability of the project.

Financial Governance:
Manage the full project lifecycle budget, including cost planning, cash flow forecasting, and final financial reconciliation.

Procurement Strategy:
Source and select specialized contractors and coordinate with the procurement team to negotiate cost-effective rates without compromising quality and timelines of the project.

Contract Management and Administration:
Negotiate and finalize contracts in coordination with procurement team and vendors. Ensure all agreements comply with legal standards and company policies. Releasing the Purchase Orders / Purchase Requisitions on Ariba & SAP software. Vendors bills checking, raising GRIR on the SAP / Ariba, processing and ensuring the release of vendor payments in coordination with finance team.

Risk & Change Management:
Identify commercial risks early and develop mitigation strategies. Oversee the variation and claims process to ensure all scope changes are documented and billed.

Reporting & Analysis:
Provide real-time data-driven reports on project P&L, budget variances, and cost-to-complete analyses for executive leadership in the form of Cost Play book

Statutory Approvals:
Coordination and obtaining necessary Construction pre and post Approvals, SEZ related approvals for the particular project from the authorities.

Timely Completion:
On time deliverable/completion of the projects to ensure HCL business operation.

Experience & Qualifications

10+ years.

Any engineering degree / diploma – Civil, Electrical and Mechanical

Experience in commercial construction and fit out projects

Demonstrated ability to proactively identify and mitigate project risks, ensuring minimal disruption to project timelines and budgets.

Proven track record in managing multiple projects simultaneously while maintaining high standards of quality and compliance.

Effective communication and collaboration skills with cross-functional teams, vendors, and regulatory bodies.
