Role Objective
We are seeking a Mechanical BIM Modular Specialist to lead the digital transformation of our mechanical systems into assembly-ready modules. You will be responsible for creating high-LOD (Level of Development 400/500) models specifically designed for off-site manufacturing, ensuring seamless integration between the digital model and the factory floor.
Key Responsibilities
- Modular Strategy: Convert traditional MEP designs into modular components (Skids, Risers, and Horizontal multi-service modules).
- High-Fidelity Modeling: Develop 3D models at LOD 400, including all brackets, supports, bolts, and manufacturing tolerances.
- DfMA Implementation: Apply Design for Manufacture and Assembly principles to ensure modules are transportable and easy to install on-site.
- Clash Detection & Resolution: Perform advanced interference checks using Navisworks to ensure zero-clash environments before production starts.
- Spool Drawing Production: Generate accurate shop drawings and "Spool Drawings" for the fabrication team, including detailed Bill of Materials (BOM).
- Point Cloud Integration: Work with 3D laser scans to ensure modular inserts fit perfectly into existing "As-Built" site conditions.
Technical Requirements
- Software Mastery: Expert in Revit MEP, Navisworks Manage, and SysQue (or similar spooling software).
- BIM Standards: Deep understanding of ISO 19650 and COBie data requirements.
- Mechanical Knowledge: Solid understanding of HVAC, piping, and plumbing systems to ensure modular designs are hydraulically and thermally sound.
- Fabrication Knowledge: Familiarity with welding symbols, pipe threading, and assembly sequences.
