Planning Manager – Building Construction Location: Bangalore Department: Project Management / Planning Reports to: Project Director / Vice President – Projects Job Summary: The Planning Manager will be responsible for the overall project planning, scheduling, monitoring, and control of building construction projects. The role demands expertise coordination with multiple stakeholders, and the ability to foresee risks and proactively address schedule bottlenecks to ensure timely project delivery. Key Responsibilities: 1.Project Planning & Scheduling: Develop baseline construction schedules using Primavera P6 or MS Project based on scope, BOQ, and project milestones. Integrate inputs from architects, structural consultants, MEP teams, procurement, and contractors into a unified master plan. Maintain and update project schedules regularly and perform variance analysis. 2. Monitoring & Control: Track progress through site inputs, daily logs, DPRs, and contractor reports. Highlight deviations from plan and advise on corrective actions. Prepare weekly/monthly dashboards for internal management and client reviews. 3. Resource Planning: Plan and forecast resources (labour, equipment, materials) based on schedule and site conditions. Align procurement schedules with construction timelines to avoid delays. 4. Coordination: Interface between project execution, design, procurement, and finance teams to ensure alignment. Participate in site review meetings and flag critical delays or risks. 5. Delay Analysis & Recovery Planning: Conduct delay impact studies and recommend recovery schedules or resequencing. Support contract teams in preparing claims or defending timelines with clients/contractors. 6. Documentation & Reporting: Maintain accurate and up-to-date schedule records, progress curves, S-curves, and look-ahead plans. Prepare executive-level reports for leadership and investors. Key Requirements: Education: B.E. / B. Tech in Civil Engineering (mandatory). Master’s in construction management is an added advantage. Experience: 8–15 years of experience in planning and scheduling roles within real estate or infrastructure companies, with at least 2–3 large-scale building projects handled independently. Technical Skills: Primavera P6 (mandatory) MS Project, MS Excel (advanced), Power BI (preferred) Working knowledge of AutoCAD, ERP systems (SAP, Oracle preferred) Soft Skills: Strong analytical and problem-solving skills Excellent communication and coordination abilities Ability to handle multiple stakeholders under pressure Preferred Industry Exposure: Residential high-rise, commercial buildings, hotels, or mixed-use developments.

Job Type: Full-time

Pay: ₹564,932.70 - ₹1,000,000.00 per year
