Project Director

Job Overview

We are seeking a seasoned Project Director with proven expertise in leading large-scale building and infrastructure projects in the UAE/GCC. The ideal candidate will provide strategic leadership for high-rise residential, commercial, hospitality, and mixed-use developments, ensuring successful delivery from pre-contract (tendering) to post-contract (execution and handover). This role requires full P&L responsibility, strong stakeholder management, and a track record of achieving sustainability certifications (e.g., Estidama, LEED, Net Zero).

Key Responsibilities

• Lead end-to-end project delivery for mega projects (BUA 80,000+ m²), including high-rise towers, multi-use developments, residential apartments, commercial buildings, and infrastructure works.
• Oversee pre-contract activities: tender preparation, bid management, contract negotiation, clarification meetings, and commercially sound submissions.
• Manage post-contract execution: planning, budgeting, cost control, resource allocation, procurement, subcontractor management, and risk mitigation.
• Ensure compliance with contractual terms, local regulations (UAE authorities), safety standards, and sustainability requirements (Estidama Pearl, LEED Platinum, WELL Core, Net Zero Energy).
• Coordinate with clients (e.g., developers like Emaar/Masdar), consultants, government bodies, and stakeholders for seamless project alignment and issue resolution.
• Handle full financial oversight: P&L management, forecasting, reporting, scope changes, and value engineering for profitability.
• Lead multidisciplinary teams (project managers, engineers, architects, contractors), mentor staff, and foster a high-performance culture.
• Monitor progress through detailed schedules (Primavera/MS Project), implement QA/QC processes, and deliver regular updates to senior management.
• Identify risks, develop mitigation strategies, and ensure on-time, within-budget handover with client satisfaction.

Qualifications & Requirements

• Master's Degree in Civil/Urban Engineering (or related); Bachelor's in Civil Engineering mandatory.
• 25–35 years of progressive experience in civil construction management, with at least 10 years in UAE/GCC on high-value projects (AED 500M+).
• Proven track record as Project Director/Director - Projects in reputable contractors (e.g., similar to Dutco, Shapoorji Pallonji) handling high-rise buildings, mixed-use developments, and infrastructure.
• Expertise in sustainable/green building projects and certifications (LEED, Estidama, Net Zero).
• Strong skills in contract administration (FIDIC), tendering, Primavera, MS Office, and AutoCAD.
• Excellent leadership, negotiation, stakeholder engagement, and communication skills.
• Experience in diverse projects: high-rise residential/commercial, hospitality, industrial plants, sewerage/infrastructure, substations.
• Valid UAE driving license and residency visa preferred.
