Job Description: Senior Property Handover Specialist

Location: Dubai, UAE Experience: 5–6 Years in the UAE Real Estate Sector Salary: Competitive / Open Budget (Based on experience)

Role Purpose

We are seeking a high-caliber Senior Property Handover Specialist to manage the end-to-end transition of properties from construction completion to homeowner occupancy. The ideal candidate will act as the vital link between the developer, contractors, and the investor, ensuring a seamless, premium, and compliant handover experience.

Key Responsibilities

  • End-to-End Handover Management: Lead the entire handover process for residential and commercial portfolios, ensuring all units meet the company’s quality standards.
  • Technical Inspections (Snagging): Conduct thorough site inspections and manage the snagging/de-snagging process with contractors to ensure 100% rectification before the client walkthrough.
  • Documentation & Compliance: Manage all legal and financial documentation, including SPA (Sales and Purchase Agreement) verification, Oqood, Title Deed applications, and DLD coordination.
  • Financial Reconciliation: Ensure all final payments, service charges, and administration fees are settled by the owner prior to key handover.
  • Stakeholder Liaison: Act as the primary point of contact for high-net-worth individuals (HNWIs), providing regular updates and managing expectations with professionalism.
  • Utility Coordination: Facilitate the activation of DEWA, Empower/Chiller services, and gas connections for new owners.
  • Homeowners Association (HOA) Transition: Coordinate with Owners Association Management regarding building rules, move-in permits, and community integration.

Candidate Requirements

  • Experience: Minimum 5–6 years of direct experience in property handovers specifically within the Dubai market.
  • Technical Knowledge: Deep understanding of the UAE’s real estate laws, RERA regulations, and DLD procedures.
  • Communication: Fluent in English (Arabic or Russian is a significant advantage).
  • Software Proficiency: Experience with CRM systems (e.g., Salesforce, Microsoft Dynamics) and property management software.
  • Soft Skills: Exceptional negotiation skills, high attention to detail, and the ability to remain calm under pressure during high-volume handover cycles.
  • Education: Bachelor’s degree in Real Estate, Business Administration, or Engineering.
