Quantity Surveyor – Interior Fit-Out Projects (Female Spouse Visa | DIP)

Job Description:

We are a growing interior fit-out and renovation company in Dubai looking to hire a competent Quantity Surveyor with hands-on experience in interior fit-out projects. The ideal candidate must have strong knowledge of cost control, estimation, cost coding, BOQ management, variation control, and schedule monitoring.

Key Responsibilities:1. Estimation & Cost Breakdown

• Prepare detailed project estimates by clearly identifying all cost components, including:
• Materials
• Labor
• Subcontractors
• Plant & tools
• Overheads
• Preliminaries
• Break down estimates into line items mapped to approved cost codes
• Ensure each line item reflects realistic market rates and project scope

2. Cost Code Management & Expense Tracking

• Allocate cost codes for all BOQ items, materials, labor, and subcontract works
• Update and monitor each line item cost against the assigned cost code
• Track actual expenses vs budgeted costs on a regular basis
• Ensure 100% of project expenses are captured and recorded under correct cost codes
• Flag cost overruns early and report deviations to management

3. BOQ, Scope & Variation (CO) Control

• Review all expenses and commitments to ensure they are:
• As per approved BOQ, OR
• Covered under approved Change Orders (COs), OR
• Clearly identified as out-of-scope items
• Prepare and evaluate variation orders with full cost justification
• Maintain a variation register and ensure proper approvals before execution
• Support commercial negotiations with clients and subcontractors

4. Project Cost Monitoring & Reporting

• Prepare weekly and monthly cost reports
• Maintain:
• Cost-to-complete forecasts
• Cash flow projections
• Cost variance analysis
• Coordinate with site engineers, procurement, and accounts to validate costs
• Support progress billing and subcontractor payment certification

5. Schedule & Progress Monitoring

• Monitor project progress against the approved project schedule
• Correlate physical progress with cost incurred
• Identify delays impacting cost and notify management
• Assist project team in resource planning and productivity tracking

Required Qualifications & Experience:

• Diploma / Bachelor’s Degree in Quantity Surveying, Civil Engineering, or related field
• Minimum 2–5 years experience in interior fit-out or renovation projects in Dubai
• Strong understanding of:
• Interior BOQs
• Cost codes
• Variation management
• UAE market rates
• Proficient in Excel (mandatory); experience with ERP or project control systems is an advantage
• Good communication and coordination skills

Visa & Location Preference:

• Spouse / Dependent Visa holders preferred
• Candidates residing in or near DIP will be given priority
