Real Estate Acquisitions Analyst

Position Overview

The Real Estate Acquisitions Analyst is responsible for reviewing the seller lead's conversation with AI Follow-Up Specialist and determining whether seller lead should be escalated to the acquisitions team. Analyst will be required to analyze property data, estimate equity and motivation.

This role also oversees AI follow-up systems and ensures no qualified lead is lost due to process failure.

Strong attention to detail, structured thinking, and comfort with real estate analysis are essential.

Key Responsibilities

Lead & Property Analysis

  • Review AI-generated call transcripts
  • Verify property ownership and public data
  • Pull comparable sales (Zillow, Redfin, etc.)
  • Estimate rough ARV (After Repair Value)
  • Estimate equity position
  • Assess seller motivation and timeline
  • Apply qualification checklist
  • Route only viable leads to acquisitions
  • Maintain non-qualified leads in nurture

AI Follow-Up Oversight

  • Ensure all new leads receive immediate engagement
  • Monitor missed calls and dormant leads
  • Confirm automation sequences are functioning
  • Identify and flag follow-up gaps
  • Ensure 100% of leads have a next action

KPI & Pipeline Management

Track and report weekly:

  • Leads generated
  • Contact rate
  • Appointments set
  • Contracts signed
  • Closings
  • Revenue per lead
  • Pipeline health

Ensure CRM and reporting dashboards are aligned and accurate.

CRM Integrity

  • Maintain clean statuses and tagging
  • Prevent stagnant leads
  • Conduct daily light audit of pipeline
  • Ensure consistent documentation

If it’s not in the CRM, it doesn’t exist.

Understanding Seller Psychology

This role requires more than numbers.

Strong candidates understand that sellers accept discounted cash offers due to urgency, distress, convenience, certainty, emotional fatigue, or timeline pressure — not just price.

Acquisition success is driven by motivation first, price second.

Required Skills

  • Strong written and spoken English
  • Experience pulling comparable sales
  • Understanding of ARV and basic underwriting logic
  • Comfortable using CRMs (GoHighLevel, Podio, REsimpli, Salesforce, etc.)
  • Strong Google Sheets / Excel skills
  • Analytical mindset
  • Detail-oriented
  • Process-driven
  • High ownership mentality

Preferred Experience

  • Real estate wholesaling or investment support experience
  • Lead management experience
  • Underwriting or property analysis experience
  • Automation / AI system familiarity

Schedule

  • 4 hours per day to start
  • Opportunity to expand as volume increases
  • Must overlap partially with U.S. business hours

Compensation

$1100-2200PKR per hour depending on experience and performance plus bonus.
