The Portfolio Growth Manager is responsible for the strategic expansion of our property management portfolio. This dynamic role is a key driver of the company's growth, focused on identifying, cultivating, and securing new property management agreements. The ideal candidate is a proactive and results-driven professional with a strong background in business development and a deep understanding of the real estate and property management industry.

Key Responsibilities

  • Lead Generation & Prospecting:
  • Identify and research potential property owners, developers, and investors in target markets who could benefit from our property management services.
  • Utilize market data, networking, and industry tools to build and maintain a robust pipeline of leads.
  • Monitor new construction, property acquisitions, and ownership changes to pinpoint new business opportunities.
  • Client Outreach & Relationship Building:
  • Initiate contact with prospective clients through various channels, including direct outreach, networking events, and strategic partnerships.
  • Build and nurture long-term relationships with key decision-makers in the real estate community.
  • Act as a brand ambassador, representing the company with professionalism and expertise.
  • Sales & Negotiation:
  • Prepare and deliver compelling presentations and proposals that highlight the value and benefits of our property management services.
  • Customize service offerings to meet the specific needs of each client.
  • Lead negotiations on management fees, service agreements, and all contract terms to secure profitable, binding agreements.
  • Market Analysis & Strategy:
  • Stay informed on market trends, competitive landscape, and real estate regulations to inform growth strategy.
  • Collaborate with senior management to set and achieve portfolio growth targets.
  • Provide feedback from the market to help refine and improve our service offerings.
  • Collaboration & Onboarding:
  • Work closely with the property management team to ensure a seamless transition and successful onboarding of all new properties.
  • Provide clear and concise information to the operations team to ensure a smooth start to the new management contract.

Qualifications

  • Experience:
  • Minimum of [3-5] years of experience in a business development, sales, or client-facing role within the real estate, property management, or related B2B service industry.
  • A proven track record of meeting or exceeding sales targets and growing a client portfolio.
  • Skills:
  • Exceptional communication, presentation, and interpersonal skills.
  • Superior negotiation and closing abilities.
  • Strong business acumen and the ability to understand and articulate complex service offerings.
  • Self-motivated and able to work independently to achieve goals.
  • Proficiency with CRM software and a strong understanding of sales pipeline management.
  • Education:
  • A Bachelor's degree in Business, Real Estate, or a related field is preferred.
  • A valid real estate license is a significant asset.
