We are looking for a professional and experienced Property Manager to oversee the day-to-day management of a private residence. The successful candidate will ensure the property is maintained to the highest standards, coordinate contractors and in‑house teams, manage household budgets and schedules, and provide discreet, reliable service to the household.
Key responsibilities
<ul>
<li>Manage all aspects of property operations including maintenance, security, grounds, utilities and equipment.</li>
<li>Plan, coordinate and supervise contractors, vendors and in‑house staff (cleaning, maintenance, gardeners, security, drivers), ensuring works are completed on time and to standard.</li>
<li>Develop and manage annual and monthly maintenance programmes, preventative maintenance schedules and refurbishment projects.</li>
<li>Maintain detailed records of maintenance, repairs, warranties and service agreements.</li>
<li>Prepare, monitor and control household budgets, procure supplies and manage purchase orders and invoices.</li>
<li>Implement and oversee health &amp; safety, fire and emergency procedures to ensure regulatory compliance and occupant safety.</li>
<li>Conduct regular inspections of the property, reporting on condition, prioritising works and making recommendations for improvement.</li>
<li>Coordinate logistics for events, relocations and deliveries as required.</li>
<li>Provide clear handover notes and cover arrangements for periods of absence or travel.</li>

Qualification &amp; experience
<ul>
<li>Minimum5 years&rsquo; experience in property or estate management, facilities management, or a similar role within private residences, estates or luxury properties.</li>
<li>Proven experience managing contractors, project delivery and maintenance programmes.</li>
<li>Strong financial acumen with experience preparing and managing budgets, procurement and supplier negotiations.</li>
<li>Excellent organisational skills, attention to detail and the ability to prioritise competing demands.</li>
<li>Good IT skills, including competence with property/facilities management software, spreadsheets and reporting tools.</li>
<li>Knowledge of health &amp; safety legislation and best practice for estates and private properties.</li>
<li>Full, valid driving licence and experience managing drivers or transport logistics preferred.</li>
