The Senior Legal Executive is responsible for independently managing and supervising all legal and documentation matters related to real estate projects, including land acquisition, title verification, drafting and vetting agreements, RERA compliance, and property registration.
This role demands thorough knowledge of property laws, excellent drafting ability, and coordination with government authorities, advocates, and clients.
Key Responsibilities: Documentation & Drafting
- Draft, review, and vet all types of real estate agreements – Sale Deed, Development Agreement, Joint Venture, Lease Deed, Agreement for Sale, MOU, and Power of Attorney.
- Prepare and review builder-buyer agreements and RERA documentation.
- Ensure proper execution, stamping, and registration of property documents.
Legal Compliance & Due Diligence
- Conduct land title verification and prepare detailed due diligence reports.
- Coordinate with external advocates for title search, litigation cases, and legal opinions.
- Ensure compliance with RERA, Transfer of Property Act, MOFA, Stamp Duty & Registration laws.
- Maintain updated legal records for all ongoing and completed projects.
Regulatory & Liaison Work
- Liaise with Sub-Registrar Offices, RERA Authorities, Municipal Corporations, and Revenue Departments.
- Assist management in obtaining legal NOCs, sanctions, and clearances.
- Attend to legal audits, inspection, or inquiry from statutory bodies.
Litigation Management
- Handle legal notices, replies, and case documentation.
- Coordinate with external lawyers for hearings and case follow-ups.
- Maintain a database of ongoing and closed litigation cases.
Advisory & Coordination
- Advise internal teams (Sales, CRM, Land, Accounts, etc.) on legal queries.
- Support management in negotiation and finalization of contracts.
- Provide training or guidance to junior legal staff and executives.
Skills & Competencies:
- Strong knowledge of Real Estate Laws, RERA, and Corporate Legal Framework.
- Excellent drafting, vetting, and negotiation skills.
- Proficiency in land documentation and due diligence.
- Effective communication and coordination skills.
- High attention to detail, confidentiality, and professionalism.
- Ability to manage multiple projects and deadlines.
Qualifications:
- Education: Bachelor’s Degree in Law (LL.B.) – mandatory; Master’s in Law (LL.M.) preferred.
- Experience: Minimum 3–6 years in legal department of a Real Estate Developer / Construction / Property firm or a law firm handling real estate matters.
- Preferred Exposure: RERA, title verification, and documentation for large projects.
