Job Title: Senior Project Manager – Residential Construction & Interior Fit-Out

Job Summary: We are seeking a seasoned Senior Project Manager with a minimum of 10 years of experience to lead our high-end residential and luxury interior fit-out projects. The ideal candidate will be a strategic leader responsible for the entire project lifecycle, with a heavy emphasis on contract administration, project governance, and vendor/supplier coordination to ensure delivery within strict timelines and budgets.

Key Responsibilities

Project Governance & Administration: Oversee all phases of residential and fit-out projects from initiation to final handover, ensuring adherence to quality, safety, and regulatory standards.

Contract Management: Administer complex contracts, manage variations, claims, and ensure full compliance with terms and conditions by all parties.

Stakeholder & Vendor Coordination: Act as the primary liaison between clients, consultants, architects, and subcontractors. Manage a vast network of suppliers and vendors to optimize procurement and delivery.

Financial Oversight: Monitor project budgets, evaluate BOQs (Bills of Quantities), and implement cost-control measures to maximize project profitability.

Scheduling & Resource Planning: Develop detailed project timelines and resource plans using tools like Primavera P6 or MS Project.

Risk & Quality Control: Proactively identify potential project risks and implement mitigation strategies. Conduct regular site inspections to ensure superior finishing and snag-free handovers.

Required Qualifications & Skills

Experience: Minimum 10 years of progressive experience in project management, specifically within the luxury residential and interior fit-out sectors.

Education: Bachelor’s degree in civil engineering, Architecture, or Construction Management.

Technical Expertise: Deep knowledge of fit-out materials, joinery details, MEP integration, and local authority approval processes.

Contractual Knowledge: Thorough understanding of construction contracts (such as FIDIC) and the ability to interpret complex legal and technical agreements.

Software Proficiency: Advanced skills in MS Project, AutoCAD, and Primavera P6.

Certification: PMP (Project Management Professional) or equivalent certification is highly preferred.
