The Senior Quantity Surveyor is responsible for managing all quantity surveying and cost management activities throughout the project lifecycle. The role oversees quantity takeoffs, cost planning, tendering, contract administration, variation management, and project cost control to ensure projects are delivered within budget while maintaining quality and contractual compliance. The Senior Quantity Surveyor provides technical leadership and guidance to junior team members and acts as a key liaison between project stakeholders, consultants, subcontractors, and suppliers.
Key Responsibilities

Oversee the preparation of detailed quantity takeoffs from architectural, structural, MEP, and engineering drawings.

Develop and review cost estimates, budgets, and cash flow forecasts for projects.

Manage the preparation, evaluation, and submission of tender documents and commercial proposals.

Analyze subcontractor and supplier quotations and lead commercial negotiations.

Monitor project costs, commitments, and expenditures to ensure alignment with approved budgets.

Administer contracts, including preparation and evaluation of variations, claims, extensions of time, and change orders.

Identify commercial risks and opportunities and develop mitigation strategies.

Lead value engineering initiatives and cost optimization exercises.

Review interim payment applications, subcontractor valuations, and final account settlements.

Conduct site visits and measurements to verify completed works and assess progress.

Prepare and present commercial reports, cost forecasts, and management summaries to senior leadership.

Ensure compliance with contractual obligations, company procedures, and industry standards.

Mentor and supervise Junior Quantity Surveyors and provide technical guidance to project teams.

Coordinate with clients, consultants, contractors, and internal departments on commercial and contractual matters.
Job Knowledge & Skills

Advanced knowledge of quantity surveying principles, cost management, and contract administration.

Strong expertise in Bill of Quantities (BOQ) preparation and standard methods of measurement.

Proficiency in computer-based quantification systems; experience with CCS (Candy) is highly preferred.

Advanced Microsoft Office skills, particularly Excel.

Strong knowledge of AutoCAD and quantity takeoff software.

Experience with ERP systems, preferably SAP.

Excellent analytical, negotiation, and commercial management skills.

Strong understanding of construction contracts, claims, and variation management.

Ability to lead teams and manage multiple projects simultaneously.
Education

Bachelor's Degree in Civil Engineering, Construction Management

Minimum 6+ years of experience in Quantity Surveying within the construction industry.

Proven experience managing large-scale construction projects.

GCC experience is highly preferred.

Previous experience in contract administration and commercial management is required.
