Position Overview

We are seeking a highly accomplished and commercially astute Senior Real Estate Financial Analyst with 5+ years of specialized experience in the Dubai real estate market.

This is a critical, onsite role based in Gulberg, Lahore, responsible for delivering high-impact financial analysis, investment evaluation, and market intelligence to support strategic real estate initiatives focused on Dubai’s dynamic property sector.

The ideal candidate will possess deep expertise in Dubai market fundamentals, advanced financial modeling capabilities, and the ability to provide data-driven insights that influence senior-level investment and portfolio decisions.

Key Responsibilities

Financial Modeling & Investment Evaluation

  • Build and maintain advanced financial models for Dubai-based real estate investments, incorporating:

o ROI, IRR, NPV, and cash flow forecasting

o Scenario planning and sensitivity analysis

o Capital structuring and return optimization

  • Evaluate investment opportunities across:

o Off-plan development projects

o Secondary market acquisitions

o Income-generating rental portfolios

  • Perform detailed valuation assessments using internationally recognized real estate methodologies.

Dubai Market Intelligence & Strategic Research

  • Conduct comprehensive research and analysis of Dubai’s real estate landscape, including:

o Residential, commercial, and mixed-use sectors

o Luxury developments and emerging high-growth communities

o Freehold versus leasehold investment trends

  • Monitor and interpret key market drivers such as:

o Pricing cycles and transaction volumes

o Rental yield benchmarks and absorption rates

o Developer pipelines and supply-demand dynamics

o Regulatory updates from DLD and RERA

  • Produce executive-grade market reports and investment insights to support strategic planning.

Feasibility Studies & Business Case Development

  • Lead the preparation of detailed feasibility studies for new developments, acquisitions, and portfolio expansion opportunities.
  • Analyze project cost structures, developer payment plans, financing options, and forecasted returns.
  • Provide recommendations that support informed, data-driven investment decisions.

Stakeholder Reporting & Leadership Support

  • Deliver high-quality financial dashboards, reports, and investor presentations for senior management.
  • Collaborate with cross-functional stakeholders including sales, advisory, legal, and executive leadership teams.
  • Present complex financial findings in a clear, strategic, and actionable manner.

Regulatory Expertise & Industry Compliance

  • Maintain strong working knowledge of Dubai’s real estate regulatory and transactional frameworks, including:

o Dubai Land Department (DLD) transfer procedures

o RERA compliance standards

o Escrow regulations and service charge structures

o Developer SPAs and off-plan sales requirements

  • Stay continuously updated on UAE economic policies and market regulations impacting real estate investments.

Candidate Profile

Experience & Qualifications

  • Minimum 5+ years of professional experience in real estate financial analysis, with proven specialization in the Dubai property market.
  • Demonstrated expertise in:

o Real estate investment modeling and valuation

o Feasibility analysis and portfolio performance assessment

o Off-plan and secondary market transaction structures

  • Strong understanding of leasing economics, rental yield modeling, and Dubai market dynamics.

Technical & Analytical Skills

  • Advanced proficiency in:

o Microsoft Excel (complex modeling, forecasting, scenario building)

o PowerPoint (executive-level presentations)

o BI and reporting tools such as Power BI or Tableau (preferred)

  • Ability to operate effectively in a fast-paced, performance-driven environment

Preferred Qualifications (Advantageous)

  • Prior experience working with UAE-based developers, investment firms, or institutional real estate stakeholders.
  • Exposure to private equity, portfolio management, or large-scale real estate investment analysis.
  • Familiarity with real estate valuation platforms such as Argus (a plus).

Pay: Rs200,000.00 - Rs300,000.00 per month
