About the Role
We are seeking a highly analytical Assistant Manager – Internal Audit to support the Internal Audit function in delivering risk-based audits across our real estate development portfolio, capital projects, and finance operations.
The role requires a technically strong Chartered Accountant with hands-on experience in auditing finance functions and large-scale real estate development or construction projects. The successful candidate will independently lead audit engagements, assess risks, and ensure strong governance and compliance across the organization.

Plan and execute risk-based internal audit assignments across finance, commercial, and project management functions in line with the approved audit plan.

Conduct process walkthroughs, control testing, and substantive procedures to evaluate the effectiveness of internal controls.

Prepare risk and control matrices, audit programs, and working papers in accordance with Internal Audit standards.

Lead audit fieldwork, coordinate with stakeholders, and ensure timely completion of audit assignments.

Draft clear and impactful audit reports highlighting findings, root causes, risk implications, and practical recommendations.

Present audit findings to business leaders and senior management, facilitating discussions on remediation and control improvements.

Monitor and follow up on implementation of agreed management actions and escalate overdue items where necessary.

Conduct finance function audits covering revenue recognition, accounts payable/receivable, general ledger, treasury, fixed assets, and financial reporting processes.

Review compliance with IFRS standards relevant to real estate, particularly revenue recognition and lease accounting.

Audit real estate development and capital project processes including procurement, tendering, contract management, cost control, and project governance.

Evaluate budget-to-actual variance, project cost forecasts, change orders, and project risk management practices.

Assess compliance with UAE real estate regulations including DLD, RERA, and escrow account requirements for off-plan developments.

Support enterprise risk management initiatives, annual risk assessments, and special investigations where required.

Stay updated on regulatory developments and governance best practices within the UAE real estate and construction sector.
Experience & Skills

Chartered Accountant (ICAI or internationally recognised equivalent).

5–8 years of post-qualification experience in Internal Audit, preferably within real estate developers, construction, or project-based organizations.

Strong understanding of finance processes, financial reporting controls, and IFRS standards applicable to real estate developers.

Experience auditing capital projects, construction procurement, contract management, and project cost controls.

Working knowledge of FIDIC contract structures, project governance frameworks, and tendering processes.

Familiarity with UAE real estate regulatory environment including DLD, RERA, escrow compliance, and developer obligations.

Hands-on experience with ERP systems such as SAP, Oracle, or similar platforms.

Strong analytical, investigative, and risk assessment skills with high attention to detail.

Excellent report writing, stakeholder management, and presentation skills.

High standards of professional ethics, independence, and objectivity.
Preferred Qualifications

Additional certifications such as CIA, CISA, CFE, or PMP.

Experience with project performance measurement techniques such as Earned Value Management (EVM).

Exposure to BIM (Building Information Modelling) within project environments.

Familiarity with data analytics tools such as ACL, IDEA, Power BI, or SQL/Python-based analysis.

Experience working within the UAE or GCC real estate development sector.
