Job Purpose:
The Head of Residential & Commercial Property Management( Senior Manager) will oversee the operational and financial performance of the residential and commercial property portfolio. This role will lead a team of property and facility management professionals, ensure high tenant satisfaction, drive occupancy and revenue targets, and maintain compliance with all regulatory and company standards.
Key Responsibilities:

Develop and implement strategies, operational plans, and budgets for the residential and commercial portfolios aligned with corporate goals.

Lead, mentor, and manage property management teams, ensuring achievement of KPIs and professional development.

Oversee day-to-day operations: leasing, rent collection, maintenance, tenant relations, and renewals.

Monitor market trends; optimize rental rates, occupancy levels, and service standards.

Ensure compliance with policies, procedures, legislation, and industry best practices.

Foster strong tenant relationships and deliver exceptional customer service.

Manage budgeting, financial reporting, expenditure control, vendor contracts, and major expenses.

Collaborate with facilities management, legal, finance, and leasing teams to ensure seamless operations.

Lead initiatives for property enhancements, capital improvements, and sustainability practices.

Handle escalated tenant concerns, disputes, legal matters, and crises efficiently.

Prepare and present regular portfolio performance reports to senior management and stakeholders.

Identify and pursue new business opportunities within the residential portfolio.
Qualifications:

Bachelor’s degree in Property Management, Business Administration, Real Estate, or related field; Master’s degree is a plus.

Professional certifications in property management (e.g., CPM, RICS) highly preferred.
Experience & Competencies:

Minimum 8–10 years in residential property management, with at least 4 years in a leadership role.

Proven success managing large-scale residential portfolios and multi-disciplinary teams.

Strong knowledge of local property laws, lease structures, and housing regulations.

Financial acumen: budgeting, forecasting, rent setting, and cost management.

Excellent leadership, communication, and conflict resolution skills.

Proficiency in property management software and MS Office.

Strong customer focus and ability to manage diverse stakeholders.
