1. Quantity Take‑Offs & Measurement
- Prepare detailed quantity take‑offs for Mechanical, Electrical, and Plumbing systems.
- Review drawings (IFC, shop drawings, as‑built) and identify discrepancies.
- Update quantities based on design changes, site conditions, and revisions.
- Use measurement standards such as POMI, CESMM, or project‑specific methods.
2. Cost Estimation & Budgeting
- Prepare cost estimates for MEP works during tendering and execution.
- Develop BOQs with accurate descriptions and unit rates.
- Analyze material, labor, and equipment costs.
- Support value engineering by proposing cost‑effective alternatives.
3. Contract & Commercial Management
- Review contract documents, specifications, and MEP scope.
- Prepare and manage interim payment applications.
- Evaluate subcontractor quotations and prepare comparison sheets.
- Assist in drafting subcontract agreements and commercial terms.
4. Variations & Claims
- Identify variations due to design changes, site instructions, or unforeseen conditions.
- Prepare variation orders, cost breakdowns, and supporting documentation.
- Assist in preparing claims for time and cost impacts.
- Negotiate variation costs with consultants and clients.
5. Cost Control & Reporting
- Track project costs vs. budget and forecast final cost.
- Monitor material procurement and subcontractor expenditures.
- Prepare monthly cost reports, cash flow forecasts, and financial summaries.
- Highlight potential cost overruns and propose corrective actions.
6. Procurement Support
- Prepare MEP material and subcontractor procurement packages.
- Evaluate technical and commercial compliance of vendor offers.
- Coordinate with engineering and procurement teams for approvals.
7. Site Coordination & Verification
- Conduct site visits to verify installed quantities and progress.
- Coordinate with site engineers, supervisors, and planners.
- Validate subcontractor invoices based on actual work done.
