Quantity Surveyor

Job Title: Quantity Surveyor – Villa Renovation

Job Summary:
The Quantity Surveyor is responsible for managing all costs related to villa renovation projects, ensuring value for money while maintaining quality standards and completing the project within budget.

Key Responsibilities:

1. Quantity Take-Off & Estimation

• Prepare detailed quantity take-offs from drawings (civil, MEP, finishing works)
• Estimate project costs including materials, labor, and subcontractors
• Prepare BOQ (Bill of Quantities) for villa renovation works

2. Cost Planning & Budget Control

• Prepare project budgets and cost plans
• Monitor project costs and track variations
• Control material wastage and unnecessary expenses

3. Material & Procurement Coordination

• Coordinate with site supervisors for material requirements
• Ensure materials are planned in advance (avoid daily requests)
• Compare supplier quotations and recommend cost-effective options

4. Site Coordination

• Visit sites regularly to verify work progress
• Measure completed work for billing purposes
• Coordinate with site engineers and supervisors for progress updates

5. Billing & Payment Management

• Prepare interim payment applications and final accounts
• Verify subcontractor bills and invoices
• Track payments and ensure proper documentation

6. Variations & Claims

• Identify variation works and prepare variation orders (VO)
• Maintain proper records for all additional works
• Negotiate costs with clients and subcontractors

7. Documentation & Reporting

• Maintain all project cost records and reports
• Prepare weekly/monthly cost reports
• Ensure all documents are properly filed (BOQ, LPOs, invoices, etc.)

Requirements:

• Diploma/Degree in Civil Engineering or Quantity Surveying
• Minimum 3–5 years experience in villa renovation/fit-out projects
• Strong knowledge of materials (civil, MEP, finishing)
• Good knowledge of MS Excel, AutoCAD (preferred)
• Strong cost control and negotiation skills
• UAE experience preferred
