Job Overview

We are seeking an experienced Property Manager with expertise in managing holiday homes and short-term rental properties. The role is responsible for overseeing the full operations of holiday homes, ensuring optimal occupancy, high-quality guest experiences, and adherence to Abu Dhabi property laws and tourism regulations. The ideal candidate combines strong operational management skills with a client-focused approach to deliver exceptional service for property owners and guests alike.

Key Responsibilities:

1. Property & Operations Management

  • Oversee the day-to-day operations of holiday home properties, ensuring smooth check-in, check-out, and guest experiences.
  • Maintain property standards, including cleanliness, maintenance, and furnishing, to meet company and hospitality benchmarks.
  • Coordinate routine inspections, preventive maintenance, and urgent repairs.
  • Monitor property occupancy, rates, and availability to maximize revenue.

2. Guest Experience & Client Relations

  • Serve as the main point of contact for guests, addressing inquiries, complaints, and service requests promptly.
  • Ensure high levels of guest satisfaction by delivering personalized and professional service.
  • Maintain strong relationships with property owners, providing regular updates on property performance, occupancy, and maintenance.

3. Marketing & Revenue Optimization

  • Collaborate with marketing teams to promote properties across online booking platforms, social media, and other channels.
  • Monitor local market trends, competitor offerings, and pricing strategies to optimize occupancy and rental yields.
  • Implement revenue management strategies, including dynamic pricing and seasonal campaigns.

4. Compliance & Reporting

  • Ensure all properties comply with Abu Dhabi regulations, including holiday home licensing, Tawtheeq, and other municipal requirements.
  • Maintain accurate records of bookings, guest information, maintenance activities, and financial reporting.
  • Provide regular performance reports to management, including occupancy rates, revenue, and operational issues.

Skills & Qualifications

  • Bachelor’s degree in Business, Hospitality, Real Estate, or related field preferred.
  • Minimum 3 years of experience in property management, with at least 1–2 years managing holiday homes or short-term rental properties.
  • Strong knowledge of Abu Dhabi property laws, rental regulations, and hospitality standards.
  • Proven ability to manage operations, guest relations, and vendor coordination effectively.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proficiency in property management systems, CRM tools, and booking platforms (e.g., Airbnb, Booking.com).
  • Highly organized, results-oriented, and able to manage multiple properties simultaneously.

Key Performance Indicators (KPIs)

  • Occupancy rates and average nightly rates.
  • Guest satisfaction scores and online reviews.
  • Revenue per property and overall portfolio performance.
  • Timely completion of maintenance and property readiness.
  • Compliance with all legal and regulatory requirements.
