Quantity Surveyor

Key ResponsibilitiesCost & Contract Management

● Prepare cost estimates, budgets, and Bills of Quantities (BOQs) at each project stage — feasibility, design development, and tender

● Carry out quantity take-offs from architectural, structural, and MEP drawings

● Conduct value engineering to optimize cost without compromising design intent or quality

● Prepare and evaluate tender documents; assist in contractor/vendor selection

● Verify contractor bills, interim payment certificates, and site measurements

● Track project cost against budget and flag variances early to management

● Maintain rate analysis and keep a current database of material and labor costs

● Support claims, variations, and final account settlement

Area & Market Surveys

● Conduct on-ground surveys of the areas where company plots/land are located

● Assess what type of developments (residential, commercial, mixed-use) are currently being built or planned in the surrounding area

● Gather current market rates — what nearby property is selling or renting for — to benchmark against project assumptions

● Profile the general demographic/socioeconomic character of the area (the kind of residents, businesses, and foot traffic the location attracts), to inform positioning and pricing decisions

● Compile findings into clear, structured reports for management and the design team, with photos, comparable rates, and a summary recommendation

● Flag any shifts in the local market (new competing developments, changing rates, infrastructure changes) that could affect an ongoing or planned project.

Requirements

● Bachelor’s degree in quantity surveying, Civil Engineering, or a related field (DAE + strong experience also considered)

● 6–8 years of relevant experience, ideally with a real estate developer or construction company handling commercial projects

● Strong command of quantity take-offs, BOQ preparation, and cost estimation

● Working knowledge of AutoCAD (for reading/measuring drawings) and MS Excel; familiarity with estimation software is a plus

● Comfortable spending time in the field — visiting sites and surrounding neighborhoods, not just working from drawings in the office

● Strong market awareness and the ability to read a neighborhood quickly — its development trends, price points, and resident profile

● Good analytical, negotiation, and report-writing skills

● Ability to communicate cost and market findings clearly to both technical (architects, engineers) and non-technical (management, sales) stakeholders

● Own conveyance preferred, given the fieldwork/site-visit component of the role

Job Type: Full-time

Pay: Rs80,000.00 - Rs100,000.00 per month
