Quantity Surveyor -MEP & civil

Manama, Bahrain

Key Responsibilities

  • Develop and maintain detailed Bills of Quantities (BOQs), cost breakdowns, and tender documentation for all MEP disciplines.
  • Analyze and compare subcontractor and supplier quotations to ensure scope alignment, technical compliance, and competitive pricing.
  • Implement robust cost control mechanisms to monitor actual expenditures against approved budgets.
  • Identify and document variations and change orders, ensuring timely submission and contractual alignment.
  • Review MEP subcontractor invoices, validate quantities, negotiate discrepancies, and support final account closure.
  • Coordinate with project managers, design teams, and procurement departments to ensure cost strategies align with execution plans.
  • Participate in value engineering exercises, proposing cost-efficient alternatives that meet design intent and regulatory standards.
  • Ensure all MEP works comply with technical specifications, contract terms, and local authority requirements.
  • Prepare interim payment applications, monitor cash flow, and assist in budget forecasting and reconciliation.
  • Support pre-contract activities including tender analysis, bid evaluations, and commercial risk assessments.
  • Provide periodic cost reports, budget updates, and commercial insights to senior management and stakeholders.
  • Maintain organized records of all commercial transactions to support audits, claims, and project closeout procedures.

Qualifications & Skills

  • Bachelor’s degree in Quantity Surveying, Mechanical/Electrical Engineering, or a related field.
  • Professional accreditation (MRICS, RICS, AIQS, or equivalent) is highly desirable.
  • 6–8 years of proven experience in MEP quantity surveying, preferably on high-rise or mixed-use developments.
  • Strong knowledge of MEP systems, construction practices, and cost management methodologies.
  • Skilled in Candy, CostX, AutoCAD, and Microsoft Excel for measurement and analysis.
  • Familiarity with FIDIC and other international contract frameworks.
  • Excellent negotiation, communication, and analytical skills.
  • Detail-oriented with the ability to manage multiple priorities and meet tight deadlines.
